    I get asked this question a lot: "Who's even buying these days?" I've spoken to 3,142 owners in 2024 so far (yes I keep track) and here's what I found: The most active buyers in this market are solo or mid-enterprise investors. They own 1-3 buildings and are focused on long term growth. They're opportunistic in capitalizing on deals that expand their footprint in their desired areas and maximize returns.   Sellers, this means: optimize your property for cap rate-focused buyers. Consider adding ADUs, boosting ancillary income, and aiming for maximum rents. What do you think?     My hourly wage for July 2024 was $-46.87. I worked 360 hours over the month of July and "lost" $50 for every hour I worked. Most people can't imagine why I would subject myself to this. In reality, every hour of what a commission-only salesperson does is an investment. An investment in their future earning potential. Every conversation, email sent, sales comp studied, client lunch attended, property underwritten, BOV created, and cold call made is a strategic choice. If I hadn't experienced the success that comes with this work, I might not understand why I am doing this either. I want every person who is feeling this market as much as I am to know: KEEP GOING! When your family and friends question why, stay the course. When you turn down the night out drinking with friends because you have to work the next day, stay the course. When your lunch consists of free granola bars and coffee, stay the course. Many will not understand this. Many reading this will feel sorry for you and me. And...? That's okay. Because very few will know what it's like to step into the arena and emerge out the other side, victorious.

    So you want to be a 100% commissioned sales person? Commit yourself to working on the days like these (Memorial Day). Holidays are some of the best days to call prospects you have a hard time getting a hold of. And if you treat the calls with respect, the only thing they can return you is that same respect back. Sales isn’t a part time job, it’s a full time lifestyle. P.S Jake Glaser and I have been doing this for years. No wonder this guy is so successful.

    Sometimes you need to get gritty. “Borrowed” someone’s booth at an apartment event today. Grabbed a few highlighters and made my sign. Already had a few people recognize me from my mailers so I’d say well worth it.

    I've spent 6 years in brokerage NOT having email follow-ups set up. All Manual. Over the last 60 days, I have set up listing email sequences to follow up with buyers who didn't open my emails. Sent emails to around 1800 buyers, 658 replies! This blows my mind that I had not done this before. People get so many emails daily that your one listing email will likely get passed by or mass deleted. I haven't been this excited about new systems since I got click-to-call!
