We used a 2,000-square-foot, single-family home in each state to obtain our quotes. Your pricing will vary based on your home’s size, location and coverage needs.
For this Pennsylvania review, we got quotes for a 2,634-square-foot, single-family home in Philadelphia. While researching home warranty companies, we found that most companies charge the same rates for homes smaller than 4,000 square feet. That means that the cost to protect a 2,000- or 3,000-square-foot home is usually the same. Your coverage plan and add-on selections will affect the price, however.
We evaluated the top home warranty providers through our in-depth review standards. According to our research, 2-10 Home Buyers Warranty, Liberty Home Guard and Elite Home Warranty are the best choices for Pennsylvania residents.
Each scored well on our 100-point scale, with 2-10 earning especially high marks in the extra features and pricing sections.
What we like Liberty Home Guard (LHG) is another top choice for Pennsylvania residents. The company offers more than three dozen additional coverage options — 42 in total — giving you the freedom to customize your warranty plan. The company also guarantees all repairs for 60 days, which is twice the length of the industry-standard 30-day workmanship guarantee.
What we don’t like LHG doesn’t list its service fee pricing on its website. While secret shopping, a representative told us that the service ranges from $65 to $125 depending on your home’s size and location.
After reading through LHG’s sample contract, we found that the company’s coverage caps for plumbing and electrical systems are only $250 per claim during the first 90 days. After 90 days, that cap doubles to $500, which is still much lower than its $2,000 limit on all other covered items.
Liberty Home Guard offers three warranty plans. Two are basic plans that either cover major appliances or systems, while one combines the two for comprehensive coverage.
Add-on options: We counted 42 available add-on options when getting our quote. These additional coverage options are wide-ranging, including stand-alone freezers, sump pumps, central vacuum systems and water dispensers. You can also request a homeowners insurance quote from Progressive Casualty Insurance Company to bundle with your warranty plan.
Other factors that influence coverage: All covered repairs under an LHG plan come with a 60-day workmanship guarantee. The provider’s annual coverage cap is $2,000, but plumbing and electrical systems have a $500 limit after 90 days.
Liberty Home Guard’s A rating on BBB was changed to N/R (“not rated”), but it holds a BBB customer review rating of 4.5 out of 5 stars. Most consumer comments describe LHG as having excellent customer service, knowledgeable representatives and highly skilled technicians. In March 2024, LHG responded to losing its A rating with a statement that the company’s customer satisfaction levels remain the highest relative to its scale. LHG also stated that in February 2024, it received the lowest number of cancellation requests in its history.
Customers on other review sites also give the company strong ratings. LHG has 4.7 stars out of 5 on both Trustpilot and Google Reviews. Many of these reviews mention representatives by name, personally thanking them for providing thorough service.
What we like 2-10 Home Buyers Warranty is our top pick for Pennsylvania homeowners. The company’s perks are among the best in the industry — they include replacement appliance color matching and an “Even If” Guarantee that will refund your service fee after a technician visit if your warranty doesn’t end up covering the breakdown. Additionally, 2-10 offers a workmanship guarantee that lasts for the length of your warranty.
After reading 2-10’s sample contract, we found that we also like its Appliance Discounts program, which makes you eligible for up to 65% off Whirlpool and GE appliances.
What we don’t like While it provides highly customizable coverage, 2-10 excludes a number of appliances and systems from its basic warranty plans. The company also won’t cover any items with preexisting conditions. Further, 2-10 incentivizes customers to pay for a warranty plan annually by charging a 9.5% processing fee on monthly payments.
2-10 Home Buyers offers three home warranty plans with service call fee options of $65, $85 or $100.

Adding the Supreme upgrade to your warranty — or purchasing the Pinnacle Home plan — extends the annual limit to $5,000 per item.

2-10 Home Warranty holds an A rating from the Better Business Bureau (BBB), but customers give the provider an average of 1.2 out of 5 stars. Low reviews frequently mention poor communication and difficulty finding a contractor.
Despite a low score from BBB reviewers, the company has stronger ratings on other review sites. 2-10 Home Buyers has 4.2 out of 5 stars on Google Reviews. What we like Elite Home Warranty (EHW) offers customers plenty of choices. In addition to its three standard warranty plans, you can build your own plan for highly personalized coverage. EHW provides a 60-day money-back guarantee, whereas most companies only offer a 30-day guarantee. Additionally, EHW guarantees its work for 90 days, which is three times the industry standard.
What we don’t like EHW’s quote process takes a while, as you fill in some initial information online but must call a representative to finish the process. Though the company has a 90-day workmanship guarantee, it’s only for work done by EHW technicians. Additionally, if you request service after-hours or during the weekend, your service call fee will increase to $150.
Elite Home Warranty offers three warranty plans. You can also customize your own plan, but a representative I spoke to cautioned that the customizable plan can become expensive very quickly. Below are the three main coverage plans:
Add-on options: EHW has a robust slate of additional coverage options — 30 in total. Add-on options include coverage for wine coolers, lawn sprinkler systems, generators and freestanding freezers.
Other factors that influence coverage: Elite has a fairly lengthy workmanship guarantee of 90 days, which is three times the industry standard of 30 days. Its coverage caps for appliances are $500 to $3,000 per claim, with a membership term cap of $7,000. The systems coverage caps are slightly higher, ranging from $1,000 to $4,000 per claim with a membership term cap of $8,000.
EHW has excellent reviews, holding an A+ rating from BBB and 5 out of 5 stars from customers on BBB. It has a slightly lower score on Trustpilot, with 4.7 out of 5 stars.
Reviewers frequently cite EHW’s efficiency when responding to customers. Ruth from Trustpilot praises the company’s quick response time and knowledgeable technicians. The few negative reviews mention communication errors and rude representatives, but reviews are overwhelmingly positive.
These two providers fell short of the top three in our review standards, but they’re still great home warranty choices for your Pennsylvania residence. Both offer decent coverage for HVAC systems, which is helpful for the seasonal swings of Pennsylvania’s climate.
What we like American Home Shield (AHS) scored well in our review standards, especially in the coverage and customer service sections. One thing that sets AHS apart is its coverage for undetectable preexisting conditions, which is a rarity in the home warranty industry. The company also offers an Electronic Protection Plan that covers items including laptops, TVs and video game consoles.
What we don’t like Unlike most of our top picks for Pennsylvania home warranties, AHS doesn’t offer a solid slate of add-on coverage, which lessens your ability to customize your warranty. The company also doesn’t offer an appliances-only plan, so you’ll need to purchase a more expensive plan in order to receive that coverage.
American Home Shield offers three home warranty plans with service fees of either $100 or $125. Think of these like an insurance deductible — the higher the service call fee, the lower your monthly payment will be.
Add-on options: Most of our top-rated warranty providers offer a large selection of additional coverage options, but AHS only provides six. Included in the six add-ons are built-in spa equipment, a guest unit and septic pump coverage. Our quote offered supplemental roof-leak repair for $10 per month.
Other factors that influence coverage: AHS provides a 30-day workmanship guarantee, which is the industry standard but lower than some of our other top warranty companies. AHS has a lot of state-specific coverage, and after looking through the AHS sample contract directory, we found that there’s an unlimited coverage cap for most systems. HVAC systems have an annual cap of $5,000.
AHS has a B rating from BBB and mixed reviews across customer review sites. Customers on BBB give American Home Shield 2.1 out of 5 stars, and Trustpilot reviews give AHS the same rating. The company gets high marks on Google Reviews, however, with a strong 4.5 out of 5 stars.
Customers leaving negative reviews often cite poor communication and lengthy wait times for AHS technicians. A review from Tracey H. on Trustpilot describes waiting several days for a service provider to be dispatched, despite the AHS promise of response within 24 hours. This positive review from Jazmin G. on Google mentions the swift replacement of an air conditioner.
What we like First American Home Warranty offers robust coverage across its three plans, as all have both appliance and systems coverage. The company doesn’t cap coverage for HVAC or electrical systems, water heaters or garage doors. Additionally, the First American Advantage upgrade covers items with preexisting conditions and extends coverage for smaller items such as dials and knobs.
What we don’t like The Starter Plan, First American’s most basic warranty contract, doesn’t cover air conditioners. If you want that coverage, you’ll have to pay extra for the add-on. First American only works with approved technicians, so you won’t be able to choose your own contractor in the event of a breakdown. Additionally, First American charges a $2 processing fee for monthly payments, which it waives if you pay annually.
First American Home Warranty has three warranty plans:
Add-on options: First American offers 12 add-on coverage items, including septic tank systems and well pumps. Our quote listed an HVAC tune-up for an extra $2 per month and limited roof leak repair for $8 per month.
Other factors that influence coverage: While secret shopping, we spoke to a First American representative who explained that the company offers unlimited coverage caps for all systems except water heaters. While reading the company’s sample contract, we learned that First American’s water heater coverage cap is $1,000 in the Essential Plan, but it removes that cap if you purchase the Premium Plan.
First American is another warranty provider with uneven reviews. The company holds a B rating from BBB, but customers give it 1.8 out of 5 stars. Customers on Trustpilot have a much higher opinion of First American, rating the company with 4.1 out of 5 stars.
Customers with positive experiences, like Grace on Trustpilot, often talk about First American’s rapid response to service requests. Negative reviews tend to center on poor communication from representatives.
