Orchard will not work with you if you are the agent and owner. When we offered to give up not representing ourselves they said they don’t work with other agents. Very misleading and disappointing.

I reached out to the company and setup an appointment for an in home consultation. Received an email notification regarding the scheduled appointment. I took time off of work to meet the agent at my house however the agent did not show up, answer or return calls. The agent ended up canceling the appointment 30 minutes after the scheduled time which indicates the agent was aware they did not show up to the appointment. This company will only waste your time.

I was approached by these people Orchard, who, according to so many reviews are not a company you want to do business with. When it becomes obvious through so many reviews that the company is crooked other people who researched ahead instead of getting burned should weigh in too. Thank God I didn't get ripped off by Orchard too. I'll never use them.

Through out the whole home selling experience the people at Orchard did a great job of providing needed information, helping me fill out needed forms, answering questions and keeping me up to date on what was going on. I would highly recommend Orchard for your home buying or selling needs.

We used Orchard.com to sell our old house and purchase 2 new houses. Working with Orchard made the process of finding our new houses while selling our existing house much easier. Orchard fronted us the money to get our new houses and Orchard's Concierge service helped us get our old house renovated and sold for an excellent price. We were very happy with the overall process and how smooth Orchard made the often complex process of selling and finding new residences.

Orchard relieved a lot of the stress with buying and selling a home. The greatest part was getting the equity advance which enabled us to purchase another home while our home was on the market. Our home sold above the initial offer and we received additional proceeds at closing. The Orchard team was fantastic and did everything they said they would do. The services offered by Orchard worked well for us. Our home sold very quickly for more than we asked. Having the closing also handled by Orchard allowed us to close in 24 days from listing to closing. Our only disappointment was with the cleaning service offered through the Orchard Concierge service. The crew did a poor job which were had to follow up one ourselves. Otherwise, everyone from the listing agent to the closing notary was great. We would definitely recommend them.

From the first phone call that started this process to closing, everything has been incredibly smooth and efficient. Orchard has an astounding team that was very knowledgeable and also quick to answer all of our questions. I appreciate absolutely every single person who helped us on our journey, especially our loan officer Damien. Moving into our new built home was great and getting a advice from Orchard helped us put 20% downpayment. We did one move and then it took 39 days to sell our old home and we received additional profits. It was a overall smooth experience.

Use extreme caution when choosing Orcard. This company will give you a guaranteed offer. However, this company has no idea what guaranteed means. My "guaranteed" offer was reduced by $20,000 two days sfter accepting their so called guaranteed offer. They made me feel like a sucker.
Update: Orchard never said anything about a 5 day due diligence clause. They get you excited about selling, then reduce the guaranteed offer hoping that most will go for their trick. As previously stated, I should have listened to my neighbors' warning. I still feel that Orchard is basically a grift.

At Orchard, our goal is to offer a fair and simple way for our customers to sell their homes on the open market at the best possible price. In addition to that, we also offer a guaranteed offer option for added reassurance.
The original guaranteed offer amount was set during the initial consultation before we had a chance to see the condition of the home. We have a 5-day due diligence period similar to what you would have when purchasing a home to confirm the condition. The adjustment to the guaranteed offer was made after the home assessment walkthrough within that previously mentioned due diligence period to account for items discovered beyond what was known at the time of our initial offer.
Although we did reduce the GO by $20,000, we strive to find a fair balance that benefits both our customers and our company. Thank you for considering Orchard; we wish you the best of luck in your home sale.
Services were transparent, professional, and honest. The process of buying our new home and selling our old one was very convenient. No showings, fast access to funds (equity) that we further used as a down payment on the new home, and the costs of repairs of our old home were paid off until it got sold. Everybody in Orchard was very responsive any time I had questions. It was a great experience!

EVERY person involved in the whole process are TRUE professionals! They got us a cash offer that was close to what we were considering to list our house for. Once it was all said and done, ans about $10,000 in repairs we didn't have to come out of pocket for, we cleared ANOTHER $38,000! Plus we were already unpacked in our new house.
This team is very transparent and let us make the final decisions from listing price to how much we were comfortable with putting into repairs.
I HIGHLY recommend Jason and the whole Orchard team.
