Why A Boutique Business Is The Best Option For Property Management

Having worked in both large real estate offices and smaller boutique ones for over 20 years, I’ve known real well the differences between these 2 types of businesses.

And from my experiences, I’ve come to the conclusion that boutique business is always the better option that you should go for when it comes to property management. (And no, I’m not saying this because I’m running a boutique property business)

Many, if not all, clients of mine share the same sentiment, and have switched from larger franchises to smaller offices. They have also shared with me the reasons for their move. Let’s go through some of them together:

Personalised Service

Every client has their own preferences about how they would like to do business or how they would like their property to be managed, which is why they will always be more favourable towards personalised service than an automation process.

Automation processes might offer speed and efficiency, but nothing can quite replace the personal touch in the relation between a service provider and its clients.

It can be difficult for big franchise property businesses to provide personalised service to each of their clients because 1 – they have too many clients and 2 - they just don’t have the time and resources to do that.

Wealth of Experience

Most of the time, smaller boutique property management businesses are run by people who have worked in both big franchise and small property businesses before, which means they have a lot of experiences working with clients with diverse backgrounds and dealing with many scenarios involving properties.

Continuity In Point of Contact

When you are doing business with larger franchise groups, it is possible that the agent who says he or she is in charge of your investment property is not really the one who will ultimately manage it. Usually, your property will get juggled between 2 or 3 property agents. This happens more frequently than you think, and usually leave clients feeling dissatisfied.

I am not saying that the property agent working in big corporation has a big number of clients so they don’t need to care about your property in particular.

They do, but at the same time they have so many other clients to talk to, which makes it quite impossible for them to just focus only on receiving and replying your calls and emails.

On the other hand, since a smaller-scale property management company has less clients and properties to manage, you are sure to receive continuity in contact, which means the agent that you first start doing business with will be the only one take care of your property till the end.

A More Intimate Relationship

You tend to trust people whom you really know – not just in business but also in real life. Therefore, it is not surprising when clients want to know who is actually managing their properties. And since it can be difficult to achieve continuity of contact when working with a large franchise company, it is almost impossible for clients to know who exactly is managing their property.
