During my follow up's yesterday, I connected with a gentlemen who works for a PE group that exclusively buys STNL properties. As we were discussing our teams TGIF listing, I mentioned how I flew out to perform a site tour and even had lunch there to not only get intel from the wait staff, but also understand how well that location was performing. He immediately stopped me and wanted to know more. Mentioned how that information is actually super helpful to them in evaluating the tenant. especially if it's a franchisee. I enjoy connecting with others, so talking to staff during a site visit is actually fun for me. I never disclose that we are selling the asset, but let them know that we are evaluating a property in the area and are curious about xyz. Moral of the story: Doing a site tour isn't just about taking pictures, its about getting the full story of the asset and experiencing what the end user sees. Absolute game changer.
