Mixed Use Development I just visited Cincinnati two weeks ago and stayed at an Air B&B several blocks downtown from the new TQL Stadium and enjoyed myself tremendously. FC Cincinnati begins demolition preparation for a $300 million mixed-use district north of TQL Stadium. The District will include a hotel, apartments, office space, retail, restaurants, and privately owned public green space. located in the West End, adjacent to over-theRhine and near downtown, the district will be at the heart of Cincinnati. However, I'm involved in development in the Westend corridor of Cincinnati mainly residential...(I love the architecture, and the facade and staircases are something to behold of Italianate, Greek Revival, and French Second Empire similar to the By-Water area in the Lower Ninth Ward of New Orleans I grew up in) The West End historically has clusters of historic buildings, including lavish mansions around Dayton Street and the 1804 Federal-Style Betts House, and according to...MFE below states that the Cincinnati market is part of the 10 markets to watch in 2024 The top 10 markets to watch in 2024 include: 1. Atlanta 2. Kansas City 3. Cincinnati 4. Arlington, Virginia 5. Orlando, Florida 6. Minneapolis 7. Denver 8. Portland, Oregon 9. Albuquerque, New Mexico 10. Overland Park, Kansas With 12 cities making the top 30 list, the Midwest saw the most rental activity in 2023, which was more than any other region. Cities included Minneapolis; Detroit; Chicago; Columbus, Ohio; and Indianapolis, among others. The South was home to nine cities in the top 30, and the Northeast claimed five.

Denver officials have approved changes for future developments along a 5-mile stretch of East Colfax Avenue. This stretch will also host one of the city’s first Bus Rapid Transit Lines. There will be a new development and design rule that will apply to all properties within two blocks of the future transit station, which states that all developments will be required to include nonresidential, active use. This means spaces for shops and small businesses. This signals an investment in the future of the city and Colfax corridor. Councilwoman Amanda Sawyer, one of the co-sponsors of the new rule said, “It underscores our commitment to creating a vibrant and walkable neighborhood that is unique to the city of Denver”. With the Bus Rapid Transit Line scheduled to deliver in 2027, the design regulations are intended to create space for more storefronts, cafes, offices, service providers, and other uses that are expected to support street-level activity and foot traffic. There are several gaps along the 5-mile stretch where the new design standards don’t apply. This provides developers the chance to pursue larger, denser multifamily projects the city is hoping will support the influx of future retailers and current affordability issues.

The study concluded that parcel lockers could cut the average delivery time from 11 minutes to 3 minutes, allowing for faster loading bay turnover and lowering the time a courier spends circling the block, waiting for loading dock space. The most popular U.S. mall redevelopment uses are now residential and office, with nearly 54% of mall redevelopments incorporating residential use and nearly 35% incorporating office use, according to a study by JLL research analyst Saul Lua.

Are some of these ideas more viable than others? Absolutely. But I appreciate the out-of-the-box suggestions of what Greater Boston could evolve into. We're at a crossroads. We can either bury our heads in the sand, or innovate as a matter of necessity. Which path will we take? Which path will YOU take? Seeing I don't have a luxury car or art collection, I'll put my vote behind some of the other options on this list. If you must design parking, why not automate it? Parking drives the value of projects. Parking ratios are required for every typology across the US. As much as that is starting to change in some areas for residential, the foreseeable future will require parking for all developments. It is typically the limiting factor to the density of residential, office, and especially retail. For example, Retail developments require, on average, 5 stalls /1000SF...That means each stall you can fit on a site = 200 SF of rentable area. With a modest rental rate in San Diego that's nearly $4,000 Annual NNN rent at a 6% cap that's $66K in value per stall. For Multifamily: Even a modest 1 stall/unit requirement has huge value implications. $323k in value for one more stall. ( 2997x12x.45/5%) Getting an accurate parking count early on = real money. Getting it right means allocating for the right stall sizes, the right ADA stalls, compact stalls, turn radii, ramping, cores / green islands, entrances, and more. Our team has half a dozen new listings coming to market this month in Santa Fe Springs, Irvine, and Rancho Cucamonga. Some of these new listings result from existing tenants that are in transition right now. Some need to go smaller, go to a new market, shut down unprofitable business segments, lower their overhead, and make adjustments. This transition is the telltale sign of the business and real estate cycle where companies have had to take on a long-term liability to serve customers with short-term revenue contracts. Executive suites are our quintessential example where WeWork signed 10-year leases, plus massive landlord/tenant capital improvements, but then signed individual office leases for months to a year at a time. Who gets hurt depends on who invested the capital and their turnaround plan. When the market softens, you are either prepared to invest more capital with a new plan, or you need to reset your basis. This new listing is one building within a six-building business park in Rancho Cucamonga. It is in the prime higher-rent district of the Inland Empire West and close to the main shopping mall in Victoria Gardens. The total building is 23,929 SF, with 1,307 SF of office space, a 22-foot ceiling, 800 amps, four docks, four grade-level loading doors, and sprinklers. While the location is excellent and close to the freeway, the park has built-in growth potential, so you can always lease one of the adjacent buildings should you need to expand without having to move. If this is Transit Oriented Design, Just Wondering Why! More parking garage Space? City Owned Parking? Public burden in Private development? Why add to the largest TIF in the City? Should we increase transit ridership and connection?

Identifying under utilized spaces is about intensity of use coupled with understanding unique attributes of particular space consumers. Let's tackle intensity of use first. When I started my career in Boston, BOMA reported that the number of square feet per office occupant declined from +/-300 square feet to about 270 square feet as tenants sought to use their space more efficiently. More recently retail owners began to pursue re-development of their under utilized parking or functionally obsolete out buildings with conversions to small space retail, restaurant, multifamily or hotels. Such conversions increase activity at retail properties as they take advantage of their established linkages and find new ways to improve traffic lost to e-commerce and the declining pull of anchor tenants. Understanding the needs of unique space consumers/tenants also encourages the conversion of underutilized property. Consider unique spatial arrangements created by standing legal/political arrangements. In Southern California, certain entertainment production facilities include defined areas within which no additional facilities may be constructed. An enterprising individual realized there was an opportunity to site new facilities in just outside the defined limit in a area dominated by under performing commercial estate to take advantage of the unique opportunity. Ultimately, understanding the evolution of a sub market connected with knowing the needs/wants of space users drive the redevelopment of underutilized property. Good timing and luck also help!
