The final decision comes down to three main factors for renters: price, location, and amenities. You can get nitpicky and say finishes but usually those core three factors will win over finishes. If a price point is low enough, a renter will forgo the light oak cabinets to get a better deal. If you're priced similarly to your neighbor and are offering comparable concessions, how do you capture a renters attention knowing they're probably shopping your comps? Offer better amenities than the neighbor next door. A fresh bean to cup coffee, utilizing craft coffee beans will win over a Keurig every time. You're not just offering a cup of coffee. You're saving your residents money and time by bringing the coffee shop in house to them. That is worth its weight in gold (and leases.) It's been a busy couple of weeks of installs at WithMe, Inc.
