The #coffee space has evolved significantly and is very competitive. ☕ The post-pandemic acceleration of drive-thru focused concepts is leading to significant #development of these small format sites all over the U.S. They crush it on sales and margins. However, this can be dangerous for real estate investors, especially when you have to replace/reposition a property. We priced this opportunity in a much lower rate environement and with less data on how this new concept would trade. Our focus when evaluating something new: is on rent and replacability. Along with total rent vs. performance. This high traffic corridor has signficant new development along with the property having strong residual value, sitting on a large parcel. Not a quick up and down, this required significant education on the space and tenant.
