Jonathan Garrick identified a fantastic book for Q1. The GAP and the GAIN by Benjamin Hardy and Dan Sullivan. It's an outstanding choice for a variety of reasons. The 5 Big Ideas: 1. We all have an “ideal,” a moving target that is always out of reach. 2. When we measure ourselves against that ideal, we’re in the GAP. 3. When we measure ourselves against our previous selves, we’re in the GAIN. 4. Being in the GAIN has enormous psychological effects, including bolstering motivation, confidence, and future success. 5. Always measure backward. Introduction: You’re in the GAP every time you measure yourself or your situation against an ideal. And while ideals are meant to provide direction, motivation, and meaning to our lives, they are not the measuring stick. Hardy writes, “Being in the GAIN means you measure yourself backward, against where you were before. You measure your own progress. You don’t compare yourself to something external. I think there are times in our lives when we need to step back and look at where we are investing our time and life and ask ourselves, “Am I a part of something greater than myself?” It is so easy to get caught up in the day-to-day tasks and workload or our routines and not see what the big picture says about our lives. Celebrating 32 years of being in business as Churchill Mortgage has been one of my life’s greatest missions and joys. It has been something that I have poured myself into over the years. It has become something much bigger than I ever imagined when I first started. The reason I see it as bigger than me is because of how it continues to grow and most importantly how many people we have been able to help through the years. Every year in America, thousands of new small businesses start up all across the 50 states. Some of them have one or two main shops, some being little mom-and-pop restaurants that have just a few full-time employees. But there are all kinds of businesses starting up. Over half of them fail and go out of business in the first five years. Another 25% of them go out of business in ten years. So, within the first ten years, less than 20 to 25% of those new businesses that started succeed. The fact that Churchill Mortgage has been here 32 years is significant and evidence we have certainly built something far bigger than me. Those first few years, it was all about me. It was a small little group. I was the owner, I was the leader, and I was the one who tried to keep everybody positive, inspired, and motivated. Over the years, we have grown to a place with a lot of wonderful people. Now we are so blessed to have people in this company in senior leadership positions who are far smarter than me, particularly in their areas of expertise. We started small. Now we are bigger and better than I ever imagined from that first day I turned on the lights in the office building in Brentwood TN! Starting and building Churchill Mortgage is something I am extremely proud of. About ten years ago we decided to sell our home in Illinois and start renting so we could plan a move out of the state. The housing marketing wasn’t great and we owed more on our home than it was worth. Which meant we couldn’t even rent it for enough money to cover the monthly mortgage. So we went through a short sale to get out from under the pricey mortgage and the burden of having a home that was bleeding our bank account. And we thought that the short sale would be a good solution to get out, avoid a foreclosure, and save our credit. But when a buyer finally showed up, we had to bring $15,000 to the closing. I was so frustrated. Our goal was to save money, not lose $15k. I talked to my friend Tom Reber of The Contractor Fight about our situation and he agreed that it sucked and that $15k was a lot to lose. But then he asked me a very important question that I still ask myself today, “What is your peace of mind worth?” He knew the house was big source of stress for us and that we wanted the freedom to move out of state with no ties or anchors holding us back. “Is your peace of mind worth $15k?” Absolutely. And in that moment, I was able to let go of the frustration of losing $15,000 and focus on what we would be gaining, our freedom to move and not have the stress of owning a home that was financially upside down. So what’s your peace of mind worth? Is it worth leaving a relationship? Quitting your job? Spending more than you’d hoped? Creating boundaries? Starting something? Ending something? A response to my youtube video on buying units. The comment from the public was this: Units in Logan, good luck with your project. After rate, water, strata, repairs & everything else, hardly much rent left, with bugger all capital growth to boot ???!!!! My reply: 60% uplift within 18 months is bugger all capital growth in your book? In a strata block where you pay less then 2k per year that you would need to spend anyway on insurance if it was a house that you dont have to pay as its a strata property. Mortgage 130k each on rent of 340 and 320 per week. Yield on debt currently 13.4% circa on one and closer to 13% flat on the other. Made over 200k total on both in 18 months. The comparables there are currently up to 300k for each unit which means its up more then 80% or 130k and 140k per unit ie 270k total but ive used low numbers to be fair. Preconceptions and sitting on the side lines loses you a lot of money. Ill stick with data and logic to make my decisions. Thats why our clients make good money. We leave emotions at the door. But its exactly because of that reaction why you can make money while others sit on the side lines. I get asked a lot how can I get started in property when I have no cash but I own my own home and have good equity to release. This is an example of a route you could take to buy 3-4 run down BTL properties and follow the BRR process to make your cash go further. With this example yes my current mortgage will go up by £300-400 per month but I will also be earning £1100-£1200 per month on the 3 BTL property as each will be on an interest only basis.
