Last week, I had a meeting with some sophisticated and knowledgeable investors who have been closely following what finance media has been saying about Commercial Real Estate. They referenced a recently released report by the National Bureau of Economic Research, and the narrative is that CRE continues to pose a significant risk to the banking sector. And while it’s possible that yes, CRE could negatively impact the banking sector and financial markets, it’s not really the most likely scenario. From my vantage point, I’m not seeing that level of risk and in all honestly, hopefully we’re already on the back side of the risk cycle. 👏🏼 Appreciation Post 👏🏼 This is for Danny Kiely at Hampshire Trust Bank I went to him with a case following a submission with another lender who quoted an extortianate figure for the valuation, and had poor SLA times. I discussed the case with Danny, the security property and the situation. Danny understood the security property, albeit it wasn’t a very complex security. He discussed it internally with his underwriting team and confirmed the valuation we would require and advised the valuation panel what we required. Through conversation, understanding the deal and property, we have managed to save my client £850 on the valuation!! A little bit of understanding, knowledge and discussion we have come out with a great result for my client. What more can you ask for from your BDM and broker? Great video from John with some data about delinquency rates in Commercial Real Estate sectors. While the doom and gloom discussions of the #CRE world that we hear may paint a picture of rapidly growing foreclosures, defaults, and general distress, the data here shows #retail and #multifamily in particular are faring well and operating at strong levels with low delinquency rates. The fundamentals are there. Owners, brokers, lenders, etc. who keep their foot on the pedal will be rewarded.
