"[O]nly by preserving existing housing at the same time as we build new housing will we move the needle on our supply shortage; building new units while hemorrhaging existing stock is treading water at best and losing ground at worst. Preserving housing is much less expensive than building new. In urban centers, new construction can exceed $700,000 per apartment home, in contrast to the typical $50,000–$200,000 per unit cost of preserving and renovating a property. Preservation leverages prior investments in affordability by extending the life of homes we’ve already created. It’s also faster—an affordable home that is renovated and preserved can be available to families in need of housing in a fraction of the time it takes to build new housing. Preservation uses less energy and carbon than building new. And most importantly, preserving existing housing averts displacement of residents and addresses housing stability as well as supply."

In a surprising (or maybe not so surprising) move, @Planning4LA has decided that: - single-family zoned land is not being considered eligible for the Affordable Housing Overlay incentives AND - single-family zoned sites are not being considered in the expansion of the TOC Affordable Housing Incentive This will limit the geographic areas for new housing re-zoning programs. Co-operative housing supply could potentially be built on existing land owned by the City of Vancouver that already sees such housing tenure uses, reported Daily Hive. "In a public meeting today, Vancouver City Council approved ABC city councillor Sarah Kirby-Yung’s member motion to direct City staff to explore opportunities to build more co-ops on such properties across the city." "The goal is to increase the overall number of co-op homes found in Vancouver. Currently, there are over 3,700 co-op units of mixed-income housing on City-owned land, representing roughly half of all 7,000 co-ops found in Vancouver. ⛪🏚 It's simple. Our proposal is for small-scale development in line with the existing built form – such as houses, duplexes, or townhouses. This scale of housing should not require a full impact assessable planning approval, and the YIFBY amendment would allow for this type of development to be treated as Accepted Development (meeting certain criteria). Re: other development pathways, for e.g., the State-Facilitated Development pathway, this is a commendable initiative for larger, more complex developments. However, for small residential projects, the proposal of removing the cost and time associated with planning approvals presents a promising and sensible solution. It paves the way for a cluster or suite of smaller projects, unlikely to be contested, to move in one line or as part of a pipeline of development projects, finding further efficiency in design, finance, and delivery. This allows for the state-wide activation of suitable sites instead of focusing on site-by-site opportunities. ‘We note some support for this approach and will continue to work with all Parties contesting the state election to deliver these initiatives as part of the wider bold housing plan needed for Queensland.’ If you're interested and want to discuss the approach. Historic preservation and building reuse are the secret sauce that can address important and immediate challenges including affordable housing, workforce development, senior living, childcare, climate change, and overall economic and cultural vitality. Rethos knows how.

Conversion of commerical properties to residential use continues to be top of mind. We highlight a California program called Project Homekey (see: https://zurl.co/jJ7M), which helps fund conversion of different property types from their former use into new interim and permanent affordable housing. Most of the projects statewide involve conversion of hotels and motels, followed by conversion of multifamily and other commercial properties. Now in its 3rd funding round, the program has impacted close to 10,000 households and has put $1.9 billion into the conversion rehab projects and subsequent operating support for the new housing that results. The City of Fresno and its partners have acquired and converted 7 hotels or motels in the last 2 years, as covered in this story from Fresnoland. With eProperty Innovations' help, Fresno is also working to create California's first municipal land bank. Addressing the city's dire lack of affordable housing amidst continued and projected growth requires an all-of-government approach and Fresno is certainly doing that. https://zurl.co/zSb1

We will always champion historic preservation and pro-housing supply policies. There is an important nexus between the two.

Interesting article regarding the housing shortage in the City of Tulsa and the plans to add units. • Tulsa needs almost 13,000 new housing units in the next 10 years. • There is a current pent-up demand for 4,000 units • The Tulsa Housing Strategy was released to meet the goals of adding this housing over the next decade. • It will include public and private initiatives, including office building conversions to housing, expediting housing development, and reduced costs associated with building. • While new multifamily development continues in Tulsa, existing multifamily units are being torn down or removed from the market. In just the last year or two, almost 700 units have been condemned or demolished which creates an immediate need for additional housing.

With the housing shortage, we need to think outside the box - and density is certainly achievable. Why not look at alternatives such as these, or develop a neighborhood of container homes to allow more ownership and equity (and unique at the same time)?
