Career Fair Chronicles... In the last 2 weeks, I’ve talked to over 300 college students about commercial real estate brokerage. They had some 𝙜𝙧𝙚𝙖𝙩 questions. Because there's no such thing as a dumb question when you don't know much about a topic. This week I’ll answer one question each day. Today’s question is… ___ -𝘿𝙤 𝙗𝙧𝙤𝙠𝙚𝙧𝙨/𝙖𝙜𝙚𝙣𝙩𝙨 𝙤𝙬𝙣 𝙖𝙡𝙡 𝙩𝙝𝙚 𝙥𝙧𝙤𝙥𝙚𝙧𝙩𝙞𝙚𝙨 𝙩𝙝𝙚𝙮 𝙬𝙤𝙧𝙠 𝙬𝙞𝙩𝙝? Answer: Not usually, but sometimes. Every brokerage model is different. Not every commercial real estate brokerage owns properties...more like most don't. What about ELIFIN®? One of the best parts about not being a franchise or affiliated with a larger company is that you can pivot quickly. Right now, this isn't part of the ELIFIN® business model. Why? For one, in a lot of ways it can be viewed as competing directly with your clients. Another thought is that it may not lead to the best deal for your client. 𝘼𝙣𝙙 𝙤𝙪𝙧 𝙢𝙞𝙨𝙨𝙞𝙤𝙣 𝙞𝙨 𝙩𝙤 𝙖𝙡𝙬𝙖𝙮𝙨 𝙙𝙤 𝙬𝙝𝙖𝙩'𝙨 𝙗𝙚𝙨𝙩 𝙛𝙤𝙧 𝙩𝙝𝙚 𝙘𝙡𝙞𝙚𝙣𝙩. 𝙀𝙭𝙖𝙢𝙥𝙡𝙚 𝟭: You're an agent specializing in the retail sector. You work on both the listing (landlord) side and tenant side. You have several properties listed for lease, some of which are owned by your brokerage. When you pitched and won the business for those privately owned listings you told the owner you'd do everything possible to get tenants to their space. You also want your brokerage to succeed and gain internal credibility. Now you're sending over property options to a new tenant rep assignment. Which listings do you prioritize? 𝙀𝙭𝙖𝙢𝙥𝙡𝙚 𝟮: You're an agent specializing in the office sector. You're working with a tenant. You're getting options together for your first set of tours and have the option of touring buildings that your company owns or others...does the thought enter your head that it would be better if the tenant leased space in the one your company owns? It could mean more income for the brokerage and potentially more internal success for you. okay the Dyson jobs fair. Another day done. 9,9:30,11,1, 2, 2:30, 3, 3:30, 4, 4:30 & 5 / calendar rammed again. 5k nailed. 11 employers signed up, 6 speakers on board. Dyson-centric / people like Mark Joynson-Bickerstaffe, Adam Root, Tom Ridley (Adam Bates tbc), Annmarie Nicolson can talk authentically about life outside the Dyson bubble. Starting a business, raising capital, retraining, all that good stuff. Many more employers looking at budgets, timelines and whilst I may have enough (capping at 20) I want to keep that momentum going. So let's keep having that conversation. Businesses now looking strategically at the scale of talent available, even having dialogue around satellite offices and what that could look like. Why are tickets not available yet? We are working on a new visual identity for this, takes a bit of time. By the end of week we should be good to go graphically, and then can use the final few weeks to fill out the remaining employer slots which is moving very (very) fast.
