TCC and partner CBRE Investment Management signed a full-building lease at the JV’s latest industrial project, Arsenal Trade Center, with JW FULFILLMENT. Since 2015, the Prologis Logistics Rent Index examines trends in the market rental growth across the world. In 2023, the European rent growth was 7% and vacancy rates remain steady at around 4%. It’s interesting to see that some European markets remain in high demand for our customers, specifically Munich and South Netherlands which were featured in the top Global Rent Growth Markets. Fantastic to see structural timber becoming prevalent across a number of logistics developments around the M50 (look out the window the next time you fly into Dublin airport) - crucially with insurers on board. Given the huge carbon savings compared with concrete and steel, let’s hope this is the thin end of the (timber) wedge that sees increased adoption of glue-lam and CLT in other sectors. Technical solutions for fire safety and escape of water exist for taller timber frame buildings, if building control authorities can be persuaded of the imperative to re-evaluate existing regulation and consider best practice abroad 🪵 🌎 💫 #timberframe #esg #iput #newparkdevelopments #howdeninsurance

Take-up of industrial and logistics space across Europe fell 24% to 28.8m sq m in 2023, reveals Savills’ latest European Logistics Outlook. The company said take-up last year was still 9% above the five-year pre-pandemic average, with the annual figure boosted by 8.1m sq m of space transacting in Q4 – although this was down 7% on Q4 2022.
