JUST SOLD | 19 Units in Koreatown | Market-Making PPU & PPSF: Mark Ventre, Darin Beebower, and I are pleased to announce the sale of 252 S New Hampshire Ave, a 19-unit multifamily asset in the heart of Koreatown. Here is a brief overview of the transaction. Background Our client engaged us to sell this asset in an excellent part of Koreatown. Because 11 units were recently renovated with luxury finishes, the client was able to achieve considerably high rents for this type of asset and location. As such, we knew the price per unit and price per square foot would be some of the highest in the area for this product type. Challenge The initial obstacle was timing. We launched the property in September 2023 with an optimistic price, while approaching the time in the market when interest rates were at their peak. Additionally, while in otherwise great condition, the property still required seismic retrofit work and was non-compliant with the City regarding meeting its deadline for obtaining permits to begin the retrofit construction. This presented issues for both lenders and insurance companies and was worrisome to potential buyers. Solution After remarketing the property in January 2024 with a slightly reduced though still optimistic price, we eventually settled on a buyer in March for whom this was their first apartment purchase. We patiently worked with the buyer and overcame all the apprehensions a first-time buyer might have. We were in constant communication with the lender to ensure great financing while allaying their concerns regarding the non-compliance issue. We worked with a seismic retrofit company and the City to bring the property into compliance and eventually closed escrow four months after opening. While it was a longer-than-usual escrow, our patience paid off. Result The sale represents the highest price per unit in 2024 for properties of similar size and vintage in this area, and the highest price per square foot since October of 2022!
