Yesterday, we looked at Brooklyn's condominium price per SF at the end of 2023. Demand was low, so prices dropped. Today, we look at the sales volume for the 4th quarter of 2023 for new development units. The volume took a hit. In my opinion, the high interest rates were a significant factor. The drastic negative change is not an excellent sign for developers and, ultimately, for landowners. Land prices can not stabilize unless the volume of condos increases. With that, we are optimistic because Brook Brokers placed a development site in Central Brooklyn under a hard contract yesterday. The inventory numbers have been pretty low and the fact that interest rates slightly came off their highs most likely created some Buyers to make the move into the market and actually created transactions to happen during the months of November and December.
