I AM ON THE SIDE OF MY CLIENTS FROM DAY 1 The San Francisco residential real estate market is interesting at the moment. There are properties that don't move. There are also properties that are in contract in just days receiving multiple offers. I am personally in contract with two beautiful condos, one in Eureka Valley/Mission Dolores (4 competing offers) and the other one in Cole Valley (6 competing offers). Reasons: Location, great floor plans, plenty of natural light, tasteful remodeling, access to a shared backyard, parking, in-unit washer/dryer and both part of architecturally attractive duplex buildings. Basically, both condos check all the boxes. But there is one more reason - my clients/buyers would be the first ones to admit that I was instrumental. Here’s my personal assessment of the property outside of the video. The floors were very flat throughout which is a nice plus as that’s not guaranteed with properties, you’ve got a full basement with off street parking which I didn’t show in the video, mainly as I would be going out of the flow of the video to do so, though it does need a new garage door. It’s actually quite uncommon for houses of this size to be 2 bedrooms as the layout is typically conducive to 3 bedrooms which was a surprise. There’s also a bonus room in the apartment upstairs which is essentially a large closet with a window. It looks like there used to be a balcony above the porch which they cut off the hallway to and turned into the bonus room. And I’ll talk about the porch for forever because I love them. From what I’ve seen Riverside houses are the best on average square footage-wise, off street parking-wise and quality-wise compared to just about every other neighborhood in Buffalo at the price range so I’m always happy to show off a good house. I know you love your super cool cat tower you got custom made for Garfield, and you want the buyers to understand that investment and pay you for it when they buy your house!😻 Or the state of the art game room you installed for the kids in what used to be a 2-car garage. But here's the thing. Some "upgrades" make a house more "sellable" but they don't necessarily make it more "valuable". And sadly, the appraiser will agree with me. If adding value is the goal, talk to a realtor before you embark on the project. We can advise you on value-adding renovations. But if building an award winning treehouse is your jam, then just go for it!
