Multifamily completions are outpacing new construction starts in 2024 for only the 3rd time in the last 3 decades. The last time was in 2010. This project, like many are at or nearing completion in 2024, but we have recently seen an uptick in new #multifamily projects on the drawing board. With these projects often taking 24 months or more to complete, developers are eyeing 2026 deliveries for when there will be less new supply on hand. New Apartments Coming to Chula Vista REAL ESTATE: Ryan Companies Building 278 Units in Millenia Community BY RAY HUARD CHULA VISTA – Ryan Companies, in partnership with Strata Equity Group, is starting construction of a 278-apartment complex in the Millenia master-planned community in Chula Vista. “The start of this project comes at the right time as the demand for housing continues to grow across San Diego’s South County while construction starts in the region have decreased significantly,” said Daniel Bertao, vice president of real estate development for Ryan Companies. The 340,000-square-foot Millenia Lot 19 will include 1,180 square feet of commercial space and 482 parking spaces. The commercial suites will include coworking spaces that will be open 24 hours a day, “giving people flexibility,” Bertao said. The Lot 19 name refers to the project’s location within Millenia. Bertao said that a permanent name will be chosen as the project is built. Ryan Companies recently completed a similar project in Millenia, The Avalyn, a $115 million complex that opened in the fall of 2022, with 480 apartments in eight buildings. “The Avalyn was kind of in the center of all the action of Millenia and Lot 19 is on the edge. It’s close enough to the action, but not necessarily in the thick of it,” Bertao said, adding that Lot 19 is on the western edge of the overall development at Millenia Avenue and Bob Pletcher Way. With Millenia Park and a shopping center nearby, “You can’t beat the walkability,” Bertao said. “It’s really a high quality of life.” Bertao said that Millenia Lot 19 will be “a very similar product type and a stone’s throw away” from Avalyn. Millenia Lot 19 will consist of one three-story building and three four-story buildings. The top floor of the three-story building will have loft apartments as opposed to flats. “We’re really trying to do something a little unique and different here,” Bertao said. #construction #development #commercialrealestate #housing #apartments #chulavista
