Some exciting updates from my volunteer docent work at the Chicago Architecture Center! 🏙️ Currently leading walking tours around downtown Chicago and aiming to get certified for the river cruise tour – the not-for-profit center's top revenue generator. During a recent tour practice, I viewed the city's buildings through a commercial real estate lens, finding optimism despite challenges for downtown property owners. On the tour, I highlighted the transformation of various buildings like London House Chicago, Tribune Residences, and River Lofts, showcasing adaptive reuse from offices to hotels or residential units. Examples also include 600W and the Old Post Office (an amazing space). And there's The Montgomery, a 1972 office property converted to condo units in 2005. Despite market shifts, I believe in the resilience of entrepreneurial investors and developers to innovate. As pricing adjusts and demand evolves in the work-from-anywhere era, it's crucial to anticipate the future of office and residential spaces. A groundscraper is essentially the opposite of a skyscraper - a large building that sprawls outward horizontally instead of soaring vertically into the sky. Groundscrapers, or extremely long and low-slung buildings, are basically the opposite of skyscrapers but offer several advantages in terms of space, inclusiveness and urban decentralization. 

In April 2024, the world saw the completion of RED7, one of the most innovative residential complexes in the heart of the city. I am personally familiar with this project and today I want to share my impressions with you.   RED7 is not just a regular residential complex. It's an architectural marvel that stands out with its striking red facade and unique design. Every detail of the building was carefully considered to provide residents with more than just a place to call home. #DesignFeature | Today we're celebrating CME Center, the 2024 AIA Illinois Excellence in Interiors (Projects 5,000 SF and Above) recipient! 📐 Krueck Sexton Partners The CME Center project is a transformative repositioning of an existing commercial lobby that had been in continuous use for the last 40 years. Completed in 1987, CME Center has been the home of the Chicago Mercantile Exchange. The 40-story twin towers are joined by a massive trading floor podium that encompasses an entire city block. Several thousands of people use the building complex daily. However, by the inception of the project in 2016, the 2.5 million square feet property was struggling to compete in the Class A Chicago office building market. At minimum, the customary lobby typology required a drastic repositioning to attract the next generation of users. With a rich blend of meticulous design elements and a forward-thinking development plan, it appears that Victory Park will be graced with a skyline-defining spectacle in the near future. - Team Composition: Noteworthy in this evolving saga is the formidable team behind the task. City filings reveal an assemblage of skilled professionals, unveiling a vibrant blend of architectural brilliance and project management prowess. This suggests we're likely to witness an expedition well-calibrated and executed at each step. Diving further into these discoveries, it becomes evident that there's a lot more to anticipate beyond the residential infrastructure. This tower is more than just a collection of living units — it's poised to serve as a testament to the evacuation of architectural stagnation and ushers in an era of innovative design and efficient space utilization. - Mark of Innovation: Just like the infamous knight's gambit exhibited in chess, the emergence of new ideas invariably involves trading certainty for the extraordinary. Grasping this concept at its core, this 23-story endeavor could potentially reset prejudiced perceptions about residential architecture and create new benchmarks against traditional methodologies. What echoes in these piles of public record papers and intricate design blueprints amounts to 'change'., both tangible and radical. In the coming years, Victory Park is likely to break free from its past and redraw its skyline with infrastructural projects that debunk conventions. - Predictions: Ideally, a dynamically changing landscape doesn't just alter physical space; it reshapes the minds of its inhabitants, too. Hence, we might see this developmental wave inspiring aesthetic appreciation and transforming individual and collective experiences for residents in and around Victory Park. Great insights here in the latest The Urbanist podcast with Monocle's Tom Edward and HOK's David Weatherhead. The two discuss the opportunities and challenges to repurposing office buildings, such as HSBC's soon-to-be-vacant Canary Wharf tower, for new and mixed uses. Empty office towers drain neighborhoods of street life and place investors and cities in peril by cutting off lease and tax revenues. Residential conversion is often touted as a solution, but not all office towers lend themselves to easy residential retrofit. Think about the future: fully autonomous vehicles are common. Telecommuniting is not just an option of flexible working arrangement but more frequent or permanent. How could we respond the next pandemic? This podcast is a great place for designers to start thinking about and designing buildings with adaptivity, recyclability, and flexibility in mind.
