I had the pleasure of attending the NAIOS Industrial Outdoor Storage Summit yesterday. What an excellent panel, thanks for the amazing intel on the niche market of Industrial Ourdoor Storage (IOS). We learned that the IOS market is considered a $230+ billion dollar market and is comprised of properties zoned heavy industrial with FARs less than 0.25. IOS properties can be categorized by use, and common uses include: Truck Parking Container Yards Material Storage Yards Equipment Storage Yards Besides elevated interest rates (that affect all assets), the biggest risk factors to IOS are zoning and environmental concerns. Zoning being cited as the biggest risk factor as if the permitted uses don’t specifically include the intended use of the IOS property, landlords will have to acquire special use permits that require reapplication upon tenant renewals. Environmental concerns are less risky as skilled landlords know which municipalities are friendly towards IOS uses versus which ones are not. These risk factors make IOS valuation highly variable and micro-location dependent, especially if located near residential properties. This translates to a highly fragmented IOS ownership landscape as sites are difficult to acquire at scale. Panelists cited that lenders are becoming more knowledgeable of the asset class, and that private equity is flooding into the space but that institutional capital is still hesitant to invest. They also explained that development places a large burden on landlords as they oftentimes have to juggle a number of small developments on their IOS properties. These small developments cause landlords difficulty attracting the large established GCs and pose as a major barrier to entry. In regard to occupiers, panelists cited that national users were more favorable as they had better credit which led to a better exit and they oftentimes materialized into repeat business. Lastly, panelist mentioned that IOS in Europe is approximately 5 years behind the U.S. and cited regulations as being more challenging than in the U.S. Thanks for reading.

Continuing on with our “April Showers Brings May Flowers” Phoenix investment series, we focus on the recent round of semiconductor construction within Phoenix Metro area. Although one can argue that the seeds of our recent wave of investment was planted in the late 90’s, the recent shower of investment between TSMC, Intel Corporation, LG Electronics and Amkor Technology, Inc. of $67.5B are creating global news. Everyone is flocking to learn why we are the place to be when it comes to microchips. $67.5B is pretty hard to quantify, so I wanted to look at it in a unique way. Just imagine 45.5 National Football League (NFL) Stadiums under construction at the same time in the city; that’s how much work is underway at just four locations in Metro Phoenix. That construction alone accounts for some of AZ’s red hot inflation readings over the past few years. Construction costs may moderate, but based on this investment and work alone which will last throughout the decade, it’s hard to imagine construction costs coming down significantly. The plant promises approximately 860 job opportunities, with about 300 of them paying over $100k annually.
