If your considering a sale of your business or cash flow property you have to plan for success. Focus on reducing costs and increasing revenue well in advance. Positive trend lines are critical to the valuation. For landlords rents may be difficult to increase due to government regulations. Finding efficiencies and reducing expenses will impact the ultimate selling price as much as increasing rents. Sweat the small stuff. $1 saved/earned at a 5% CAP Rate = $25 in increased value.

For some, today is just the start of a new month. To me and many others, it is the anniversary of the death of a true great - Ayrton Senna, who tragically died 30 years ago on 1 May 1994 at Imola, Italy. He died a day after a rookie, Roland Ratzenberger in Saturday practice, and two days after fellow Brazilian, Rubens Barrichello had a near fatal crash. This podcast episode by Peter Attia with Dax Shepard on Peter's channel The Drive is a brilliant discussion about not only Senna as an F1 driver, but as a person, as well as discussing the evolution of F1 to the current season and many of the characters in F1. https://lnkd.in/ghKiJcB5 Whilst many people were critical of Senna's driving and competitive style, his legacy and character were enormous. It is argued his foundation has given more than USD500 million to Brazilian education and other causes. He was my only sporting hero. My father woke me up on the morning of the 2nd May saying Senna had a bad crash, and arriving home from uni saying he had died. I was devastated. No pun intended, but he was truly driven and perfection was his only measure of success. This turned many people off. Taking the stoic philosophy - 'momento mori' - it is important to live a great life today because tomorrow you may die, whilst also making plans for the future. There are parallels with this mentality and what we, at Kennedy Partners Wealth do for our clients - taking advantage of opportunities today, to allow our clients to live a great life today and in the future.
