Advising a couple 12 months ago to take a tracker was a risk, but at the time there was a significant saving compared to the available fixed rates. The tracker had no tie in or early repayment charges so they could remortgage at anytime. Today, they decided the time was right to take the lowest available fixed rate in the market. Had they taken a fixed rate last year they would be nearly £10,000 worse off! Base rate needs to fall over 2% now for them to get the same saving as their new fixed rate.
