🔹 Claude Kandiyoti, CEO of KREST REAL ESTATE INVESTMENTS, shared his vision for creating socially impactful real estate during an exclusive interview with Gustavo Favaron, GRI Club’s CEO & Managing Partner, during Portugal GRI 2024.
Considering the future of real estate, Claude emphasises the need to rethink all aspects of the industry, advocating for creating spaces that allow for interaction and connection, as this is what the new generation are demanding.
Office spaces must be flexible for the tenant to create their own environments, explains Claude, and they must ultimately provide places of work that are more appealing than homes, as this is the only way to successfully bring people back to the office.
Claude also addresses his perspective on location: “I don’t believe in location. You can create the location if you have enough scale and you create a new dynamic. Of course, you have to have a hub, street, roads, good access, but it doesnt need to be a prime location.”

Our Business Garden campus in Poznań sits both in the city center and on its outskirts. Paradox? Not quite: the connection to the very center of the city is no more than a fifteen-minute ride by car, bus (there are several bus lines reaching the complex, and the stop is right in front of the office), one of four tram lines or by bike (there are numerous bike paths in the immediate vicinity of the Business Garden connecting the facility with virtually every part of the city, and there are stands, changing rooms and showers for cyclists), and the connection with the outskirts is a short walk to a picturesque forest or a ride to the lake. The campus guarantees convenient access to any part of the city: ten minutes to the Old Town and three minutes to the city stadium. Only twelve minutes to the main railway station, five minutes to the S5 expressway and ten minutes to the A2 motorway. In addition, a modern, comfortable route to the international airport (no more than eight minutes by car), connecting the capital of Wielkopolska with an increasing number of destinations in the world.
No wonder that this location is eagerly chosen by companies whose business requires numerous trips and frequent movements: i.a. from the finance sector, IT industry or shared services centers. And by the way, despite this convenient location, Business Garden does not force you to move around: there is an ATM, a canteen, a health clinic, a fitness center on site, and a small housing estate called "Pastelowo" is being built right next to it.

MSC Group has unveiled plans for a new $100 million headquarters in downtown Miami's Block 55 complex. The 130,000-square-foot office will host around 250 employees and house three MSC divisions: MSC Cargo, MSC Cruises, and Explora Journeys. Notable details of the announcement include:
1. Divisions: The headquarters will accommodate three key divisions—MSC Cargo, MSC Cruises, and Explora Journeys.
2. Office Space: The office space is part of the broader Block 55 complex, which broke ground in June 2021 and topped off in June 2023. The complex will also include 578 apartments for seniors and multiple levels of retail, featuring stores like Target, Aldi, Ross Dress for Less, and Burlington.
3. Strategic Move: The decision to consolidate multiple divisions in a new, state-of-the-art headquarters in Miami underlines MSC Group's strategic focus on strengthening its operations and presence in the region.

Transforming Eixample's Green Spaces: A Bright Future for Barcelona
I'm excited to share some great news about the Eixample district in Barcelona. The city has rolled out a series of improvements to make our green spaces even better, focusing on public areas, mobility, environmental quality, and community life. This initiative is a big step towards a greener and safer Barcelona.
This effort has been a collaboration between city officials, local organizations, and residents, ensuring that everyone's voice is heard. The city has increased the budget for maintaining green spaces and cleaning services by over 1 million euros, showing a strong commitment to keeping our environment clean and beautiful.
A key highlight is the focus on mobility. With more than 80% of vehicles in Consell de Cent being bicycles or scooters, the city is launching educational campaigns and increasing police presence to ensure safer and smoother traffic. Improved signage and new street furniture will help make traffic flow clearer and reduce confusion on the streets.
The plan also addresses specific problem areas, like the traffic issues at the junction with Rambla Catalunya, and aims to make pedestrian pathways more connected and safer. These targeted improvements will help create a more pedestrian-friendly and environmentally sustainable city.
