Here's where things are in the Utah housing market as of 2/5/2024 Current Inventory = 7,222 Prior Week Average DOM = 66 Ave List$ = $617,208 Prior Week List$ vs Sold$ = -$9,361 Prior Week Homes Sold = 531 Currently Under Contract = 4,415 Prior Week Price Reductions = 541 Prior Week Listings Cx/Ex/Withdrawn = 438 Okay… inventory is still dropping, average DOM is still traveling up, and average List$ & average Sold$ are both still trending moderately down - and that all tells me that things are, as of early February, still leaning slightly in favor of the buyers in this market *if the buyers are in a position to be able to buy in the first place.* However ☝🏼 The show of demand over this last week (the number of homes sold), the fact that the size of our pool of homes currently under contract keeps growing, as well as the *difference* between average List$ & average Sold$ (slowly creeping closer to no difference than being in the buyer’s favor) - all those points together make me wonder: Are we starting to see the beginnings of an early spring rush of buyer activity in February? I kind of hope not, it would be nice if buyers had at least another month of things slightly in their favor… but on the other hand, maybe if it starts early, it can level out the spike we would otherwise have in March/April. In any case, the number of homes sold last week was just a 1-week spike, it couldn’t be called a trend yet, so we may not be seeing an early steep increase as a trend yet. PURCHASED with STRATEGY! 🔑 My buyer wanted a place to build equity in, cash flow as a rental once they moved out, meanwhile being in prime location. A condo in Royal Oak was the result, but we went in with a strategy before even writing an offer 🧠 We discussed a couple paths we could take. We went with an aggressive strategy of locking up the property with a strong offer, mindful of some repairs that would be needed. If we got an acceptance, we ousted the competition and now we can position ourselves to negotiate 👔 We negotiated on inspection results and the buyer MAXED OUT their concessions, PLUS a price reduction on top of it! Saving on out of pocket costs through seller concessions is extremely valuable to a buyer and it is possible in today’s market conditions 💵 Worth mentioning that my buyer has been in the US working for only 1.5 years and this is their first purchase.
