Interesting debate but some bits just don't sit for me:  "Many large organisations are chasing net #zero targets, so will move to newer buildings with environmental certification and the latest technology," .... But aren't the governments saying there's less #embodied #carbon in reusing existing buildings? "And the investment behind commercial real estate – designed for mass open-plan spaces – means it's not economically or practically viable to repurpose them into homes. They'd be flats for millionaires, with little daylight." ....what about all those loft developments in the '90s - similar floor plates & even less windows. And doesn't necessarily have to be apartments - #hotels, #education (anyone remember the winning entry for the reuse of Dublin's Central Plaza building competition?), #tech This is a great opportunity and no doubt some serious repositioning ahead. What happens when a cluster of buildings designed for a single purpose becomes obsolete? Look to the vacated downtowns all over our cities for the answer. With an office vacancy rate of almost 30% and some of the highest retail exodus numbers in the country, San Francisco is unfortunately one of the gloomier examples. What’s happening is a consequence of long periods of developing single-use buildings, particularly office buildings and malls, that lack flexibility. No one could have predicted that a pandemic would completely up-end life as we knew it, normalizing remote work and emptying our downtowns of both people and retail, but here we are. So how do we ensure we don’t get stuck in another doom loop, saddled with a bunch of empty buildings and a deserted downtown again? 1. Diversify Building Functions: Don’t just replace one single-use typology with another. At the very least, our downtown buildings should be mixed-use But, what if we were to go a step beyond mixed-use buildings towards… 2. Adaptability: Buildings purposely designed for flexibility. Spaces that integrate functions and transform to meet various needs over time, like a building with a co-working space during the day and a dance/yoga studio in the evenings? We’d optimize the use of our built environment and increase the likelihood of continuous use over the years because conversions that meet current demands are easy. With all the vacant buildings available right now, we have more than enough raw material to work with.
