Staying in a hotel this weekend. Some hardware observations on the room door: - Room door uses Dormakaba Saffire. Works great. ✅️ - Room door has viewer with privacy cover. Nice! ✅️ - Room door has spring hinges that slam the door closed loudly 📣📣😖 Not great. - Room door has bottom gasket that drags on the carpet and causes the door to get stuck in the open position. Oops! 🤷♂️ - Room door has a paddle-type door guard that won't obstruct the door from closing. Good! ✅️ Some possible improvements 🏁🏆 - Use a cam-action closer or standard surface closer instead of spring hinges. It costs more... but there is VALUE 💵💰 in reducing guest complaints (voiced or un-voiced) about the noise of doors slamming. - Always coordinate door bottoms, thresholds, AND adjacent floor finishes. They all have to work together. When a floor finish is unexpectedly thick or thin, sometimes the selection for door bottom or threshold needs to change. This is particularly important for retrofits and/or where floor finishes are being replaced.

Door Hardware Specs are important. 🚪🛠 But when it comes to submittal review, you want a hardware consultant who will STICK WITH YOU, substitutions or not. 🤝 Contractors often submit product substitutions for hardware. Many times this is based on cost and availability. Also, don't forget that the GC is responsible for making the doors actually WORK as intended (coordinating with field conditions and fire ratings, etc.). Sometimes this necessitates changes to Door Hardware. Have you had someone write a hardware spec for you, and then disappear when the submittal comes back with substitutions? Panic hardware and fire exit hardware. What's the difference. Is there one? This question comes up every now and then in architecture firms. It doesn't help that the industry (and the building code!) has so many slightly different terms and/or ambiguous jargon for these hardware components. Panic bar Panic hardware Fire exit hardware Exit device Panic device and so on... Even in the building code, the way this hardware is referred to can be a head-scratcher at times. In 2021 IBC 1010.2.9, the title reads "Panic and Fire Exit Hardware." ...what? 🤔 This is an odd attempt at brevity, but what IBC is actually referring to are two different types of hardware. 1) Panic Hardware and 2) Fire Exit Hardware Each of those are defined terms in IBC Chapter 2 Definitions. The definition of Fire Exit hardware clearly explains the difference between the two: "Panic hardware that is listed for use on fire door assemblies." So Fire Exit Hardware is Panic Hardware 😱 except that it is for use on fire rated doors 🔥🔥🔥 Besides the fire listing, there are some differences in the functional options available on the two types of hardware. For example, dogging is available on Panic Hardware, but not on Fire Exit Hardware (unless it is electric dogging). Why? Dogging (when activated) prevents the door from latching so that the door can be operated as a simple push/pull until dogging is deactivated. This is often a convenient feature to use on exterior doors. A fire rated door is required to be self-latching, which is impossible with dogging activated (again, unless it is electric dogging). 🐩🐕 I hope an architect finds this helpful.
