On this #LFGMonday post, even though I haven't been able to get out to a mall yet this holiday shopping season, I couldn't help but be pulled into this really interesting article in the The Wall Street Journal about so-called zombie malls. It details some of the strategies and results of the distressed asset ownership team of Namdar Realty Group LLC and Mason Asset Management, Inc. While there are obviously a number of public challenges in taking ownership of many of these assets, I walked away thinking how undervalued many of these assets are when buyers look at large malls solely for a return based upon current cash flow, instead of focusing on how to unlock the value of the collective real estate. These buyers have been able to tap into additional revenue streams by subdividing malls to create outlot parcels that can be sold, creating mixed uses to further increase value and generally thinking about these properties as opportunities to tap into given the typically excellent location of these properties - just not necessarily when used solely as a 1980s style regional mall. A lot of what they are working to do reminded me of the presentation my Frost Brown Todd Partner Christina Sprecher made at the ICSC National Law Conference earlier this year in terms of how companies need to rework their existing REAs to really tap into value opportunities for shopping centers. #shoppingcenters #cre #realestate #retailrealestate #letsgetfrosty #zombie

A grocery-anchored shopping center with 115,000 sf located at Stratford CT is one of the most desirable shopping centers in the area, given the positioning within the submarket. Totaling 115,000 s/f, North Town Center is 93% occupied by a mix of local and national retail tenants. The asset has been anchored by Big Y since 2008 when the grocery took occupancy and has historically performed well. Fascinating article on vacation commercial spaces in New York City with some great data. It also includes some of the land use policy ideas NYC is considering. Thanks for sharing Chih-Wei Hsu! It makes me think about how Los Angeles should plan to activate some of its struggling commercial corridors as the Olympics approach. With some political will, commercial corridors with vacant spaces on the Eastside and South LA can be centers of prosperity. Our neighborhoods should be examples of how we can made lemonade (economic justice) out of lemons (the pandemic). Empty spaces can be more than just another big box retailer, they can be activated by community entrepreneurs and artists who dream of having their own brick and mortar. Where possible, these vacant spaces should be shepherded into community ownership.
