Alkhaleej Mixed-Use Complex : Reflecting on #2021, our office hosted a design competition where the Selected proposal would undergo further development by our entire team for submission as our office entry. At the End my proposal was selected for further development, ultimately representing our office. Moreover, our office's competition entry was chosen as the winning proposal. The complex will encompass a hotel, service apartments, Bank HQ, Bank Main Branch, and a shopping center. The Answer: not just form following function, but rather, form aligning with the best and most efficient utilization of each function. (Performance) - Each Part Looks Different Because it performs Differently Situated within a bustling urban district, the design will seamlessly accommodate and interact with the vibrant surroundings. #Gensler's recent analysis of office-to-residential conversions hits several nails on the head: 1. Buildings aren't iPhones - their uniqueness is an asset, not a liability. 2. Deep floor plates do not necessarily mean dark units. They can also mean unique, vertically stacked amenities like gyms, lounges, and coworking spaces. 3. Non-uniform layouts: In a sea of cookie-cutter units, distinctive floor plans and unexpected nooks command premium rents. 4. Selective demolition isn't just an expense; it's value creation. Carving out sections can add light, air, and critically, allow for reallocation of floor area to high-value penthouses or rooftop amenities. 5. Façade upgrades: Not just costs, but future-proofing investments, often subsidized by energy efficiency incentives. However, Gensler overlooks the elephant in the room: #tax benefits. Local and government incentives often drive these projects more than design innovation. Perhaps Gensler's next piece could explore how creative architecture can maximize tax advantages. The New Star Less than a year ago, developers proposed a MAD architects-designed building that filled an entire city block along Sunset Boulevard, just steps from the Hollywood Walk of Fame. After siteline considerations, Foster + Partners has come up with a revised design for a 22-story office tower that features a corkscrew of lush gardens. It is hard to think of a more representative building for Hollywood than this. On the one hand, it pays homage to the circular Capitol Building less than a mile away. On the other, it overflows with multi-colored greenery from every opening. Office real estate has generally taken a real hit, particularly in LA.
