Located in Nevada’s tallest occupiable building in La Vegas, the mammoth resort was created by Fontainebleau Development in partnership with Koch Real Estate Investments. Working alongside Fontainebleau Development’s Chief Brand and Design Officer Peter Arnell, design partners selected for Fontainebleau Las Vegas included Carlos Zapata Studio,David Collins Studio,Jeffrey Beers International,Rockwell Group and Lissoni & Partners,Lifescapes International Inc. Fontainebleau Las Vegas includes 3,644 luxury hotel rooms and suites, 550,000 sq. ft. of customisable meeting and convention space, more than 150,000 sq. ft. of gaming space, a collection of 36 world-class restaurants, shops, exquisite pools, vibrant nightlife, and vitality-enhancing spa and wellness offerings. Highlights include a 20,000 sq. ft. lobby, including a 5,000 sq. ft. VIP registration area, and a casino that spans more than 150,000 sq. ft., with 42-foot ceilings featuring 1,300 slot machines and 128 table games. The Fontainebleau Las Vegas’s bedrooms and suites evoke an understated, timeless elegance, rooted in the Fontainebleau brand identity. Here a colour palette of blue and silver water tones with dashes of coral-pink is accented by mercury-glass mirrors and brass details. Leveraging their extensive twenty-year background in hospitality construction services, Performance Contracting, Inc. (PCI) secured the bid to undertake the Fontainebleau Las Vegas project. Their participation in the Fontainebleau endeavor was comprehensive, encompassing a multitude of specialized scopes including: • Fireproofing of steel • Metal stud framing & drywall • Custom modified gypsum shapes • Insulation & firestopping • Venetian & raked plaster • ACT & specialty ceilings • Acoustical plaster & treatments • Paint & wallcovering • Doors, frames, hardware • Wall protection • Data/access flooring • Demolition • EIFS & lath and plaster • Theming The PCI team takes immense pride and feels honored to have delivered unparalleled craftsmanship, unique to PCI, to this exceptional hotel/casino. I was recently asked to review a hotel project, and one of the significant challenges was that although designers had chosen beautiful furniture for the rooms, many pieces were not contract-compliant or aligned with the brand book. This highlighted a crucial issue in FF&E (Furniture, Fixtures, and Equipment) selection—ensuring that choices look great and meet functional and brand-specific requirements. The selection of FF&E is vital for hotel room design, as it directly impacts guest satisfaction, comfort, and the overall experience. The first and foremost criterion is ensuring alignment with the hotel’s brand identity. Luxury hotels may opt for high-end, bespoke furniture, while boutique hotels often favour locally sourced, culturally relevant items. Guest comfort is equally crucial, requiring ergonomic and user-friendly furniture, while durability ensures the items withstand heavy use. Safety and compliance with regulations, such as accessibility standards, must be prioritized. Aesthetic appeal contributes to creating a harmonious, visually pleasing environment, while functionality ensures that FF&E serves the practical needs of both guests and staff. In recent years, business travelers have become increasingly discerning when it comes to the hotels they stay in. In response to this demand, more and more hotels are investing in sleek, modern design elements that help create an environment that is both comfortable and inspiring. The hotel recently underwent a major renovation, which included the installation of ACPs throughout the property. The result is a hotel that exudes a sleek, modern look that is both refined and welcoming. In the hotel's main lobby, for example, large panels of white ACPs are used to create a clean, minimalist backdrop that is the perfect complement to the hotel's stylish furnishings. The guest rooms, meanwhile, feature ACPs in a variety of colors and textures, including woodgrain and metallic finishes. This creates a warm, inviting space that feels both luxurious and understated. Aside from their aesthetic appeal, the use of ACPs also has practical benefits for the hotel. Because ACPs are so durable and resistant to damage, they require very little maintenance, which means fewer disruptions for guests and less expense for the hotel in the long run. Additionally, ACPs are also an eco-friendly choice, as they can be recycled and repurposed at the end of their lifespan. Overall, the use of ACPs in hotel design is proving to be a popular trend among many business hotels around the world. The combination of durability, versatility, and style make them an ideal choice for hotel interiors, and are sure to continue to be a go-to material for years to come.
