Introducing our new private villa project. The Cremyll Street site continues our exploration of the potential of redundant and small pockets of land with difficult constraints. The site is currently an open access surface car park that has been divided up to allow the area facing Cremyll Street to be developed separately. Maintaining access to the existing parking has been a key constraint of the design, leading to the development of a ground floor plan that provides access and storage. The first floor contains two bedrooms, a bathroom and en-suite, with the second floor a large interconnected living/ kitchen/ dining area with external terrace. The organisation of the spaces places services areas to the north of the plan, with bedrooms and shared spaces to the south to benefit from natural daylighting and views across Stonehouse. The materials palette is a precast concrete base with the first and second floors clad in scalloped corten steel panels, set out on a modular 1050 x 1050 grid based on the site parameters. The glazing is electrochromic to preclude the need for blinds and curtains. The interior staircase is glass from first to second floor to draw as much light as possible into the ground floor. Spanning eight floors, 7002 AMK’s design focuses on the glass façade, where juxtaposing different shades of glass creates a nuanced interplay of light and shadow that helps break up the monotony of the facade and draw attention to key architectural features.

Wonderful interior design👇 The interior is unadorned. Raw expression of new structure is exposed throughout the additions. Laminated timber beams, particle board, steelwork, and trusses remain off-the-shelf items and can be salvaged for future re-use. The imperfections and naked tectonic nature of the design are celebrated. Workstations are custom-designed as interlocking units to enable flat-pack relocation. Warm summer nights are best enjoyed outdoors, but being atop a high-rise with a view of the city skyline and Port Phillip Bay is only enhanced under a retractable rooftop. We are proud to have worked with Tilt Industrial Design on this magnificent mechanised feature. The Beverly Rooftop bar, situated above Chapel Street’s Goldfield House, provides unmatched 270-degree views of Melbourne. Partridge was engaged by Tilt to provide a conceptual design of a roof truss which would feature this dining space. Tilt went on to successfully win the project based on the aesthetics of the truss. The truss not only spanned over the space, but would also combine with glass panels to make up a roof which could slide open smoothly and reliably. The design required careful consideration of structural engineering and design factors, including the weight and wind loads that the structure must withstand. The design took into consideration the aesthetic and functional requirements of the bar, blending with the architecture and interior design while providing lighting, ventilation, and weather protection. Developer: Foulger Pratt www.habitat2art.com Reinvention and transformation is the most exciting opportunity in design and creation.  The project consists in the renovation and restoration of the National Capital Press building located in the NOMA District of Washington DC, as well as the introduction of 2 new residential multi-family and hotel buildings. Built in the 1930’s, this landmarked building was converted to retail and creative office and gallery use. The existing windows were replaced with new energy efficient metal windows to match the existing pattern; the brick was repointed and restored and the existing skylights or “monitors” restored to their original beauty. The two new buildings flanking the Landmark building were designed to provide a modern yet contextual backdrop utilizing similar proportions and materiality found in the Landmark building. The new building at 331 N Street NE consists of a U-shaped structure, 130’ tall. It is a double- loaded apartment building, with a 70’ x 115’ internal courtyard, open toward east. The street elevation is glazed and supported by a base consisting of a colonnade cladded in metal, 16’ high, inclusive of the residential lobby and retails.The north and east façades incorporate terraces framed by a grey metal structure, designed to enhance the industrial appearance of the building’s architecture and extruded from the wall of windows. These terraces create modular openings, combined to appear randomly connected to each other, in order to break the building mass into different elements. The overall massing of 301 and 331 combined, appeasr to raise form east to west, as the different components relate among each other in order to respect the proportion of the existing historic building at 301. #Tortigallas #washingtondc #noma #unionmarket #foulgerpratt
