Today we officially launched an international pattern book design competition allowing architects and architecture students from around the world to design the future face of Sydney and NSW while speeding up the delivery of new homes. Housing remains the single biggest cost of living pressure for people across NSW and this competition will mean the winning designs used by developers will have access to an accelerated approval pathway. The accelerated pathway will allow builders to have homes approved and built faster, providing homes to those who need them sooner. Do you need planning? One of the first things we get asked is 'do i need planning'. This is not always a straightforward yes or no at the initial consultation. Some works can be performed under 'Permitted Development'. (PD) Any building work done within permitted development will need to meet certain standards and criteria limiting the maximum size of extensions and loft conversions. Luckily, these limits are quite generous. There’s a lot you can do to maximise your living space and improve your home without the need to go through planning permission. However houses in designated areas may restrict PD. Areas such as Conservation areas National parks Areas of Outstanding Natural Beauty (AONB) World Heritage Sites Finally Local authorities also have the right to limit permitted development rights for certain areas by issuing an ‘Article 4 direction’ – which refers to Article 4 of the GDPO. This might happen for instance, if they want to preserve the character of an area. If in doubt ask a professional, it's what we do and why we exist. Latest research from the Summer Foundation and La Trobe University provides insight into what the design and construction sector need to successfully implement mandatory accessibility standards, as outlined in the 2022 National Construction Code Livable Housing Design Guidelines Silver Standard. A key finding is that the sector is optimistic about accessible building design: “I think builders, if they realise it’s not that hard, and they can get a really great outcome for their clients, I think they’ll be on board with it.” - Architect Research participants who took part in 1:1 interviews, had between 12 and 40 years’ experience in the sector, and included builders, architects, building developers and access consultants.
