🏗️🏭 HAYDEN FLOUR MILL REVITALIZATION 🏭🏗️ The Hayden Flour Mill silos and building have stood vacant since the mill closed in 1998. But that’s finally about to change. The current building operated from 1918 to 1998, when it closed. Since 2001, multiple renovation attempts have been proposed to no avail, mostly due to an expiration of development rights. In early 2022, the city entered negotiations for development of the mill site and surrounding area with Venue Project, a company with experience restoring iconic buildings, and Sunbelt Holdings, which has been involved in other Tempe development projects. In October, the agreement was approved, and now the work toward revitalization can begin. The development project calls for new restaurants and shops, a public park, restoration of the mill and its silos, and an improved trailhead to the A Mountain. Within the next year, an environmental investigation will be done on the site to identify any harmful materials. The next step will be taking inventory of the equipment that was left behind in the building and cleaning it out or integrating it into the project as well as cleaning up the grounds of the site to begin designing the public park, according to Josh Rutherford, economic development administrator for the mill project. The planning board approved the site plan following a public hearing held earlier this month for the 5.5-acre property located in the town’s multi-use 1 zoning district. Pre-leasing is currently underway for the class A warehouse/distribution building with 32-foot clear height, subdividable to approximately 5,000 - 67,500 s/f. Rental rates in Burlington County, NJ have leveled off due to the abundance of available warehouse space, while incentives such as free rent and tenant improvements are steadily increasing. Burlington County has the second highest warehouse availability rate in the US, surpassed only by southeast Dallas. Over the past five years, 19.5 million square feet have been delivered in Burlington County, representing a 33% increase in supply. This growth is 3X the national average of 11% during that same time period. With a net absorption of 3 million square feet last year, it could take Burlington County over five years to absorb the new warehouse construction. The warehouse development in Basildon Borough Council is presently under construction. The buildings, designed by Stephen Alderdice Studio and delivered by our client over two phases delivers two adjoining warehouses, enabling a phased demolition of the pre-existing building. Each new unit has three storeys of accommodation (comprising 54,000sqft) in place of a single warehouse (formally comprising 24,830sqft) with accommodation over two storeys.
