Designing high-rise luxury residential towers that complement, enhance, and respect surrounding communities is a priority for us. At Page, we carefully consider site surroundings, taking note of local historic structures and the character of nearby neighborhoods and integrating features that blend and balance naturally with the existing built environment. Our design at the 35-story, 283-unit Luminary in downtown Austin, showcases that approach: the facade will have a mix of brick and glass, arches will vary in scale to integrate with surroundings, sidewalks will be wide in keeping with the city’s Great Streets plan, 22,000-sf of outdoor space created, and ground-level, covered porches will provide shaded, open-air respite to the public. We’re delighted to collaborate with Northland Living to bring this project to life for Austin. This corner commercial building in the MIDC industrial area was designed to stand out and become a landmark for the entire zone. The aim was to create a focal point especially for pedestrian traffic. We incorporated Vastu principles, using different forms to create a sense of curiosity. The brahmastan, a concept from ancient Indian architectural tradition known as Vastu Shastra, refers to the central, sacred space of a structure. It’s considered the heart of the building, promoting harmony and balance, much like a courtyard in traditional Western architecture. In this design, it serves as the focal point, bringing a sense of openness and energy flow to the entire building. The building is intentionally taller and heavier on the southwest side, while the north side is open, featuring a podium and swimming pool for a welcoming view. Fins were added on the southern side to block direct sunlight from the offices. Each room also has a balcony that provides shade while adding a stylish touch. The lower two floors are for shops, with offices, recreational spaces, service apartments, and a rooftop restaurant above. When I look at projects like this I realize that even after 40 plus years I’m still a rookie at best.
Miami is about to get a new skyscraper. Designed by KPF, the 193-metre (635-foot) Tower 36 will offer "ultra-luxury office space" complete with dramatic views of Biscayne Bay, Miami Beach and the Atlantic Ocean. The building’s podium is set to include retail space on the ground floor, bicycle and car parking for tenants, and a restaurant on its landscaped roof. In a statement KPF Design Principal Robert Whitlock explained: “Our design for Tower 36 draws inspiration from its site adjacent to Biscayne Bay and the causeway, as well as Miami’s culture of design embodied in the nearby Design District. The architectural language of the tower utilizes an elegant, tapered form, sculpted to reveal outdoor terrace floors in a geometry that conveys a sense of activity and motion". #construction #architecture #engineering #skyscraper #miami
