The future of DTR is at stake—and Red Hat Amphitheater sits at the center of it all. The venue is due for a 1,000-seat expansion, which would require a slight move southward to also accommodate for the proposed Raleigh Convention Center expansion—and the only cost is the closure of one block of South Street, which sees just one-third of the traffic it was built for. Pushback over the closure of that single block is mounting, but if City Council doesn't pass the proposed plan to move the venue, Red Hat—along with the millions of dollars in economic impact it brings to the city—will be demolished for good. Many Downtown businesses rely on Red Hat to attract foot traffic during the slow summer months—and would not survive if Red Hat were to close. Baltimore made the New York Times’ annual “52 Places to Go” list for 2024 at #14! Many of you are probably thinking… “Really?! Why Baltimore?” Baltimore, too often overshadowed by negative headlines, is a city rich in history and culture that stands as a symbol of resilience and renewal. So, what is going on in Baltimore? Let’s delve into a few of the exciting developments that are reshaping the city: Lexington Market America's oldest public market, founded in 1782, has undergone a massive facelift. The modernized facility, reopened in the fall of 2022, is a celebration of entrepreneurship, housing a diverse array of local businesses. Rash Field Transformed into a 'safe and serene gathering spot for families,' Rash Field now features three parks (nature/adventure/skate), an overlook with harborfront views, and a shaded lawn following its impressive $16.8-million makeover. I often stop by Rash Field on my runs around the Harbor, no matter the time of day or time of year, this is one of my favorite spots for a quick rest while taking in the sights and sounds of the city, especially the Inner Harbor. CFG Bank Arena (formerly Royal Farms Arena) Recently reopened after a remarkable $150 million-dollar renovation, CFG arena stands as the city’s largest indoor sports and performance venue, catering to a diverse audience. The Walk @ Warner Street Transforming an underutilized industrial zone into a modern and walkable district, improving connectivity between Horseshoe Casino and M&T Bank Stadium (Go Ravens!), and just a short walk from Camden Yards (How 'bout them O's?). This 250k sq ft site features Yards Social Bar, a Topgolf facility and 34k sq ft of retail space with a new Paramount music venue coming soon. The aforementioned developments/destinations hardly scratch the surface of what Baltimore, the city I call home, has to offer. Will you be visiting Baltimore this year? Had a good discussion with Washington Business Journal about public-private partnership in mixed-use development, the evolution of placemaking, and the appropriate use and form of public subsidies in light of the monumental move of the Wizards and the Capitals from downtown DC to Virginia. Downtown areas in major cities face severe challenges. Urban placemaking has changed since the pandemic and in a era of more work-from-home: what draws us to live and spend time in certain places and how are real estate developers responding? House affordability and time required for commuting, now larger post-pandemic factors in measuring quality of life, are higher barriers to overcome than before.
Monumental Sports & Entertainment's plan for a new arena has spurred debate about whether Potomac Yard is the appropriate place for it and whether public funding should be used.
