During February 2024 the northeast section of Brooklyn/Ridgewood recorded 12 transactions totaling 68 units for $30,290,000 and 44,400 Buildable SF ($1M - $20M multifamily, mixed-use, & dvlp sites). The largest transaction was 583 Grandview in Ridgewood, which was a development site, for $8,662,500 (40,984 BSF approx $211/SF). Compared to Jan 2024 we saw a 20% increase in transactions MoM, & a 51% uptick in dollar volume MoM. Compared to Jan 2023 the market remains flat with roughly the same number of transactions and dollar volume. Takeaways: ***6 out of the 9 transactions were free market assets ***Despite the elimination of the 421-A land values have not been impacted ***Though rates have not been cut they are likely at its peak. I believe we will continue to see transaction volume increase and investors will continue to prioritize free market assets throughout the Borough. Northeast Brooklyn and Queens Market Report // August 2024 9 transactions were completed, totaling $20.83 million in sales volume. A total of 40 units were sold, and 18,480 buildable square feet(BSF). The transactions include properties across neighborhoods such as Bed-Stuy, Bushwick, and Ridgewood, ranging from development sites to multi-family and mixed-use assets. Notable sales: 735 Myrtle Avenue (Bed-Stuy) sold for $4,575,000. 115 Bainbridge Street (Bed-Stuy) sold for $2,590,000. 455 Dekalb Avenue (Bed-Stuy) sold for $2,585,000. We saw a 40% decrease in the number of transactions from July 2024 but a 29% increase year-over-year compared to August 2023.

S v SSHD (unreported): after the promulgation of VLT (Vietnam) v SSHD in March, confusion remains still as to the correct policy for persons with Conclusive Grounds pre NABA. UTIAC reaffirms, upholding VLT, that those with CG (and retrafficking protection claim) prior to 30 January 2023, ought to be considered for Discretionary Leave under ECAT, and not s65 of NABA. Persons with deportation orders cannot be excluded under Article 14 of ECAT. PS: General qualms with Upper Tribunal’s reporting remain, as one will note paragraph 14 appears after paragraph 73. Also incorrect use of some acronyms in several paragraphs (‘Conclusive Grounds Determination’ acronymed as ‘CCD’).
