TInspection Building Defects, Part 2: Electrical and Plumbing Systems Introduction Our comprehensive visual inspection at the Box Hill property included thorough assessments of electrical installations, plumbing systems, and appliance functionality to ensure compliance with Australian standards and homeowner expectations. Electrical System Findings 1. General Power Outlets (GPOs): We observed GPOs installed at inconsistent heights, and some units were crookedly cut and installed, detracting from both functionality and aesthetics. 2. Light Switch Quality: The installed light switches were of low quality, but compliant with the Australian standard AS/NZS 3000, which mandates safety in electrical installations [oai_citation:1,Changes to AS/NZS 3000-2018 Wiring Rules Standard | HIA](https://lnkd.in/d_-7BSgX) [oai_citation:2,Australian wiring rules: New home electrical installations](https://lnkd.in/dRhiuKcT) [oai_citation:3,Homeowner's Guide to Selecting Light Switches | RS Australia](https://lnkd.in/dD3eKZpC). 3. Appliance Testing: All fixed electrical appliances were tested for operational efficiency. This included kitchen appliances, HVAC systems, and PC items like home office setups to ensure they were all working correctly and safely. Plumbing System Findings 1. Functional Tests: We tested all taps, filled sinks to capacity, and then drained them to assess the plumbing's ability to handle substantial water flow and check for potential blockages. 2. Installation Accuracy: Sinks and basins were checked for correct installation, focusing on the proper application of silicone to prevent potential leaks. Recommendations - Electrical Adjustments: It is advisable to align and standardise the height of GPOs and consider upgrading the light switches to higher quality models for improved durability and user experience. - Plumbing System Monitoring: Keep an eye on the plumbing system for signs of slow drainage or leaks that may develop. - Appliance and PC Items: Regular maintenance checks should be scheduled for all major appliances and PC items to avoid disruptions and ensure continuous operation. Conclusion This detailed inspection highlighted various electrical and plumbing defects at the Box Hill property, with additional attention to appliance functionality. Immediate corrective actions are recommended to enhance the property's safety, functionality, and overall satisfaction levels for future occupants. #buildingdefects #NCC #BCAB #Australianstandards

Another service clearance violation of the gas appliance installation code. This tank has the internal leak and it needed to be replaced. The owner had his furnace installed on the left side of the tank with 2 inches of space only, while this had to be 24 inches at least. The gas pressure test tag is also missing, so the installer probably was not even licensed, after any installation the installer has to fill up the gas pressure leak test tag with his/her license number, and tie it to the gas line. The laundry sink is also on the right side of the tank with no space in between. So many violation of code in mechanical room, while all of these should have been done right in the first place, when it comes to any technical matter specially installation of gas fired appliances, there is no cutting corners, safety has to be there. Customer called his own plumber to move the sink. The plumber charged 365$ just to do that.

Faulty Electrical Panels! Faulty electrical panels can send excessive electricity to appliances, causing them to overheat. An overloaded outlet can also lead to your appliances overheating. Poor connections and degraded wiring insulation are also culprits. If only one of your appliances tends to heat up, it's likely the problem itself. Schedule an appointment today to have your electrical panel inspected and determine if it is safe and efficient working condition.

Renovating your kitchen? Please notify your electrician/builder to follow the below regulation. Electrical equipment, such as light switches and plugs, shall be at least 200 mm away from any burner and potential point of gas release. Where it is necessary to install a gas hob together with an electric oven, a three-point plug socket shall not be used to connect the electric oven. A proper isolator switch shall be in place above the level of the hob and it shall have at least 200 mm clearance from the hob. If your electrician wants to add a plug point, This can be used but only in a partition that doesn't house the cylinder or hob. This is due to arcing between the 2 points. No electrical connection such as a plug point or switch shall be made below the hob. This will be in accordance with the requirements of SANS 10108.

We were called out to another job that resulted in a 5 star review. Here are the details: Electrical issue from the caller: Garage outlets, some outside outlets not working after pool company had temporary pool pump plugged into exterior receptacle. Found breaker in sub panel tripped. Re-set breaker, power was restored to all receptacles. That’s not where the story ends. We found the existing GFCI in the garage was wired wrong. We re-terminated GFCI properly, replaced (1) WP receptacle and (1) in-use cover, and installed (1) interior cover plate on (1) garage receptacle. Read more
