“It has completely changed my life. I was really, really struggling here, and my mom kept saying: You just need to hang on, if one thing can change, that could change your entire life." –Emiko Powers, Brooklyn resident In a city where finding affordable housing can feel like a daunting task, the NYC housing lottery offers a glimmer of hope. Architectural Digest sat down with lottery winners from Brooklyn to Queens to chat about scoring the City’s hottest commodity: affordable housing. Behind the scenes, champions like HPD’s Aileen Reynolds, Assistant Commissioner of Housing Opportunity, work tirelessly to ensure fairness and equity in the allocation of these sought-after units. “The original housing lottery was essentially an advertisement being placed in a newspaper instructing applicants to send an application in by mail. On the day of the lottery, all of those applications would be thrown in a big black garbage bag and shaken up and, individually, an envelope would be taken out and written down on a log…. We’ve come a long way since then.” Read more about the history of the lottery and the New Yorkers who live in these spectacular homes: bit.ly/3V7lrAH

On the final call to wrap up this article, Nahjae said, "I'm happy to tell my story 100 times over because when I was doing this process there weren't any stories out there in the media to guide me." As I reflect on almost a whole year at HPD, I'm starting to truly understand my impact. From getting information about the housing lottery out there and crushing misconceptions on a local level, to extending our reach nationally with Architectural Digest and now CNBC we're providing education and tips on how to navigate NYC housing. Nahjae's story is so relatable, and I will find a platform for her to tell it in any possible way. Growing up in New York, Nahjae never had her own bedroom as a kid, making the idea of having her own apartment seem almost unattainable—a mirror of my own life growing up. Many of her closest friends still live at home due to the scarcity of affordable housing options. Nahjae’s experience, and her friends, underscore the critical need for expanding affordable housing across all areas of NYC. By increasing the availability of such opportunities, we aim to create more success stories like hers—stories that embody hope, resilience, and the promise of a better life in New York City. Check out CNBC's Unlocked series, unlocking the doors to Nahjae's first-ever apartment!! If you know someone who's won the affordable housing lottery and wants to connect, please let me know! Let's recreate this over and over again.

In another example of how #Newark is finding ways to increase the level of #localhomeownership while preventing outside companies from moving in, the city held the first Newark Homeownership Revitalization Program lottery, awarding seven properties at a cost of just $1. To be sure, the properties need work. But, that’s the point. The city is willing to hand over properties to those who are willing to fix them up and make them a home, rather than an outside entity that could use them to increase rents. With one of the lowest percentages of homeownership of any major American city, Newark is utilizing the NHRP lottery as one strategy to expand homeownership, promote #housingstability and build wealth among city residents. It is part of Mayor Ras Baraka’s focus on countering the effects of the purchase of owner-occupied homes by large-scale investors, which causes rents to rise and owner-occupancy to fall. A recent study found that 47% of Newark home sales were to institutional investor buyers from 2017-2020. The lottery — the first of many the city has planned — was overseen by Baraka, Deputy Mayor of Economic and Housing Development Allison Ladd, Invest Newark CEO & President Marcus Randolph and NACA - Neighborhood Assistance Corporation of America founder and CEO Bruce Marks.

Today, the Massachusetts Legislature passed Governor Healey's historic Affordable Homes Act, putting Massachusetts on the path to a bright future where everyone can thrive! The Affordable Homes Act invests in supportive housing, public housing, mixed income housing, homeownership, and small property acquisitions to prevent displacement & expand affordable housing. The bill establishes a state Office of Fair Housing to support communities, developers, and policymakers in affirmatively furthering fair housing so that everyone has the opportunity to have a safe, healthy, affordable home in the community they choose. The bill allows accessory dwelling units in every neighborhood zoned for single family housing. And, this bill does so much more. Please read CHAPA's statement for more information. As we strive to create 200,000 new homes across income levels throughout Massachusetts by 2030, the Affordable Homes Act provides the tools to be intentional about affordability and to ensure a bright future for people, our communities, and the Commonwealth. Thank you Office of Massachusetts Governor Maura Healey, Kim Driscoll, Ed Augustus, Lydia Edwards, @Chairman Jim Arciero, Aaron Michlewitz, Will Brownsberger, Ron Mariano, Karen Spilka, Andy Vargas, the members of the House of Representatives and Senate for your commitment to affordable housing and homes that people can afford. Thank you to the amazing team at Citizens' Housing and Planning Association (CHAPA) for shaping so many of the proposals included in this bill and the work you do every day to advocate for opportunity and expand people’s access to housing opportunities. And, a special shout for guiding much of the policy development and advocacy for this bill to Policy Director Matt Noyes, Fair Housing & Municipal Engagement Director Whitney Demetrius, and former CHAPA Policy Team members Eric Shupin and Abhidnya "Abhi" Kurve, MPH!

This post deeply resonated with me, highlighting a pressing issue: the distress of many families struggling to secure rent money by the month's end. This challenge should compel us to tap into our creativity to devise solutions that alleviate the housing accessibility crisis, starting, for example, with a small group from our congregation. I am hopeful that through our collective effort, we can expand these solutions to address the significant market imbalance. Let’s unite in brainstorming scalable ways to make a tangible difference in this situation.💡🏘️🏢🙏🏼 #housingcrisis #affordablehousing #HousingSolutions

From the article, "Crain’s Chicago Business recently published a piece on the high cost of building affordable housing, especially using the Low-Income Housing Tax Credit. This is the kind of article that tends to make many nonprofit affordable housing developers cringe and get defensive, while a few champions of cost containment in the industry cheer. My reaction is much more mixed, because I think there’s one thing that these reports tend to have in common—they conflate things that add cost in the short term but save cost in the long view with things that add cost but have little long-haul benefit. As a society we are pretty terrible about looking at the bigger picture and the longer term. In the affordable housing field, we have been trying to some degree to get better about that. For example, on the big-picture front, Housing First advocates have put together a lot of research reminding us that paying for housing is cheaper than the societal costs of homelessness. And on the long-term front, shared-equity homeownership and permanent affordability advocates have reminded us of the eventual consequences of short-term or temporary affordability measures that evaporate in less time than it takes to raise a child, as opposed to a single subsidy that can keep homes affordable for the indefinite future. What happens if we look at the list of arguments Crain’s gives about soaring costs, and think about the big picture? I see three examples where there is some legitimate debate, though it can go too far, and two where complaints are just short sighted."

Huge affordable housing news in Mass. today with the passage of the Massachusetts Affordable Homes Act. It's great to see governor Healey supporting funds to help close the gap in development and ensure more affordable housing to help combat the current housing crisis. “The passage of the Affordable Homes Act is a monumental step toward building a Massachusetts where everyone – from our talented workforce and families to our retirees – can afford to live and thrive.” - Housing and Livable Communities Secretary Ed Augustus. https://lnkd.in/eyM9w2ii #affordablehousing
