It’s officially the last day of Heat Season! Every year, from October through May, our Enforcement team works tirelessly to enforce “Heat Season” rules to keep New Yorkers safe and warm in their homes. Every staff member in ENS plays an invaluable role during this time, and we want to extend our heartfelt gratitude for their hard work: During the 2023-2024 Heat Season, our Code Enforcement team conducted 107,241 inspections related to heat and hot water across the five boroughs on some of the coldest days of the year and late into the night. From inspecting heating systems to responding to tenant complaints, our HPD inspectors play a vital role in maintaining the quality of life for all residents. Our team followed up with property owners on 13,248 heat and hot water violations that triggered our emergency repair process. From calling owners to advise them about outstanding violations, to conducting follow up inspections and hiring contractors to make repairs or picking up utility accounts, our Emergency Operations and Enhanced Enforcement team plays a vital role in maintaining the quality of life for all residents. Our litigation team initiated 2,541 cases in Housing Court related to heat and hot water, ensuring that property owners understand their responsibilities to supply adequate heat and hot water to tenants throughout the heat season. Effective immediately, all requests in ZIP codes 95926, 95927, 95928, 95929, 95973, 95976, 96021, 96055, any risk located within 10 miles of a mandatory evacuation area and any risk located within 10 miles of an active fire line should be referred to your underwriter for a binder or increased limits. Our underwriting guides prohibit the binding of any new business that includes property or inland marine or the increasing of any property or inland marine limit on an in-force policy written near an imminent catastrophe. These rules will remain in force until notice is given that the prohibition has been lifted. During this period, we will accept binders for all renewals at the limits and terms in our renewal quote. Last week, I started discussing real-world scenarios and their impacts. This week, let's talk about fire and smoke damage. One thing to keep in mind is that even if a fire doesn't occur at or in your business, smoke damage from a nearby fire can still cause disruptions that need addressing. A recent incident in Shelby, Montana saw several businesses damaged after a fire that started at a nail and spa business impacting several other businesses. Check out the video below for more information. Another example: a small fire in a trash bin caused a 2nd quarter operating loss of $200 million due to the damage it caused in a clean room. It goes to show that even small fires can have serious impacts on businesses.
