Northeast Arc celebrated the opening of its newest residential home on Oran Circle in Peabody. The home is newly renovated and the home to four long-time NeArc residents: John Noble, Mark Remon, Wayne Bertolatti, and Robert Herlich. Northeast Arc operates more than two dozen residential homes where people with disabilities can live in the community with staff support. Dedicated staff ensure that residents like John, Mark, Wayne, and Robert are able to live as independently as possible with a high quality of life. I was in Metro-Boston when priests of various parishes were moving into one rectory and convents that once housed many religious sisters were closing. In my heart, I would ask, why can't we turn these into affordable housing or mixed-income units versus truly secular uses of purchase, demolition, and condos that further gentrified areas; That sometimes the short-term benefit of someone selling and getting the highest price has a long term cost of integrity And achieving the common good, which is part and parcel of Catholic Social Teaching. Dioceses nation-wide should be looking at re-purposing closed parishes in the same way. They should not become dining rooms, restaurants, bars, or retail space when there is lack of affordable housing for those experiencing homelessness, the low income populations who are working, the lower-middle class, and middle class for whom the portion of income used for housing is now closer to 50% than the 30% rule of thumb. Maybe The Gospel compels this and from my opinion is one way to repent for how the church abused its power and harmed millions of children and women as well as their families through criminal evil .

By granting flexibility to these agencies, they can develop customized solutions tailored to their communities' needs, potentially informing future national housing policies. This can benefit jurisdictions by encouraging creative problem-solving, increasing housing choices for families, and sharing best practices that can be scaled nationally. Keep an eye out for what these jurisdictions accomplish because it may be headed your way if they succeed.

Impact in Focus: In honor of CPC’s 50th year, and in celebration of completing renovations to 16 Manhattan NYCHA developments, we’re shining the spotlight on the PACT Renaissance Collaborative. In 2019, New York City Housing Authority (NYCHA), the nation's largest housing authority, chose the PACT Renaissance Collaborative (PRC) to renovate and revitalize 1,700 apartments across 16 Manhattan developments that are home to nearly 3,000 residents. PRC is comprised of CPC, Monadnock Development, The Community Development Trust, Community League of the Heights (CLOTH), Kalel Companies, and Lemor Development Group. Our participation in NYCHA’s innovative PACT-RAD program further cemented CPC as a trusted organization committed to enhancing the living conditions of NYC residents. We’re delighted to have successfully transformed these buildings into the #affordable, #safe, and #equitable homes their tenants deserve. This work has a meaningful effect on the lives of New Yorkers, and we can’t wait to see how much more impact we can make in the next 50 years. YIGBY- Yes in God's Backyard. This is an important policy approach Atlanta needs to support. Andre Dickens's administration has done a great job reaching out to faith institutions to help them with technical guidance around providing affordable housing on their land. But here's the radical idea- let's actually make it LEGAL for faith institutions to provide this housing without a lengthy and costly public approval process. Let's update our zoning to let these institutions be able to legally provide housing AS-OF-RIGHT. Durham, NC recently passed legislation that essentially allows unlimited ADUs on church land. As we we get prepared for the upcoming public hearing scheduled for April 22, 2024, concerning the proposed blanket rezoning initiative by the City of Calgary, I feel compelled to share my thoughts and concerns with you all. It's clear that the decisions made regarding zoning changes can significantly impact the fabric of our community, touching upon crucial aspects like housing dynamics and property values. As someone deeply invested in our neighborhood's well-being, I'm reaching out to express my reservations about the proposed blanket rezoning. You see, I firmly believe in a community-focused approach when it comes to addressing Calgary's housing challenges. Our neighborhoods are more than just geographical areas; they're living, breathing entities with their own unique character and charm. That's why I advocate for zoning practices rooted in cultural, architectural, and social considerations. By doing so, we not only preserve what makes our communities special but also enhance property values and foster a sense of pride among residents. The risks associated with blanket rezoning cannot be overlooked. From increased congestion to strained infrastructure and declining service quality, the potential drawbacks are concerning. We can’t rush into transforming our neighborhoods without carefully assessing the local market dynamics and considering the implications for residents and homeowners alike. While I acknowledge the urgency of addressing housing affordability, I firmly believe that a targeted approach to zoning is the way forward. By embracing sustainable growth practices and prioritizing initiatives like preserving green spaces, promoting energy efficiency, and encouraging smart development, we can strike a balance between meeting housing needs and safeguarding our environment. But perhaps most importantly, we need to ensure that the voices of all stakeholders, including residents, property owners, and real estate professionals, are heard loud and clear throughout this process. Robust community engagement, transparent dialogue, and meaningful consultation are non-negotiables if we truly want to shape a future that reflects our collective interests and values. As we navigate through this pivotal moment, I urge my fellow Calgarians to educate themselves on the potential implications of blanket rezoning. Let's come together, stay informed, and actively participate in shaping the future of our beloved city.
