Planning permissions are not unlike London buses; you can wait ages for one and then three come along at once! Arena Global Management Ltd are absolutely delighted to share the news that three planning permissions were received in the space of a single afternoon last week. This achievement is a testament to the hard work and collaboration of our dedicated team who were able to secure a positive result for our valued clients. Each permission had its own challenges and complexities which required the collective knowledge and expertise from both within the team and our trusted consultants: Class Q Barn Conversion: planning permission was secured via Class Q, Prior Approval, for the conversion of a former lambing shed to a residential dwelling. Due to the existing building’s size and presence of protected species (bats), AGM worked pro-actively with the Local Planning Authority and Ecology Department to secure the provision of a bespoke, standalone day roost. Such a compensation measure will ensure that the development is appropriately mitigated going forward. Former Public House Change of Use: planning permission was secured for the conversion of a former PH’s Ground Floor to a mixed-use scheme – providing a residential apartment and separate Class E (Offices) unit. Being within Flood Zones 2 and 3, AGM demonstrated to both the Council and Environment Agency that the scheme would not pose a risk to its residents throughout its lifetime. Furthermore, appropriate marketing evidence was submitted to the LPA, detailing how all avenues for the building’s use had been explored prior to the submission of this application. Pre-Commencement conditions: AGM was successful in discharging the necessary Pre-Commencement conditions for a mixed-use scheme within the heart of Bath. Providing the necessary and correct documentation, the LPA were able to discharge the conditions within 14-days of validation (a record time by all accounts!). Timetable to implement Badenoch and Strathspey Short-term Let Control Area confirmed Fiona Campbell, CEO of the Association of Scotland’s Self-Caterers, said: “The ASSC does not believe there is a sufficient evidence base to progress with a short-term let control area for Badenoch and Strathspey. Targeting legitimate small businesses as a means of addressing longstanding housing issues – especially when there are a larger number of vacant properties, long-term empty properties, and second homes – is completely wrongheaded and shows a muddled sense of priorities. The local economy relies on tourism and self-catering is an integral component of the visitor accommodation mix. Regulating these properties out of the market won’t lead to a flood of affordable homes in the area and anyone suggesting so is raising false hopes. We acknowledge the reconsidered position of The Highland Council not to apply planning policy retrospectively in terms of existing short-term let properties. Lord Braid’s recent judgement on the Edinburgh Judicial Review is clearly having an impact on local authority thinking and we welcome moves to take cognisance of this in the Highlands and elsewhere. However, there are 215 planning applications in the pipeline and many will therefore have applied unnecessarily. Where are Tower A and Tower B at The International Waterfront Complex? Ever had one of those nights where you just can’t sleep? Well, at 2 AM, I found myself pondering the layout of The International Waterfront Complex in Trinidad and Tobago. We know about the Hyatt Regency, Tower C with government offices, and Tower D with both the Judiciary of the Republic of Trinidad and Tobago and other government offices. But where are Tower A and Tower B? Could Tower A and Tower B be at the Government Campus Plaza, with the Ministry of Legal Affairs and Office of the Attorney General (AGLA) and the Board of Inland Revenue (BIR)? Or perhaps they are actually the Education Towers, labeled as Building A and Building B, across from The Parkade? And then there are the Central Bank Towers in a different compound at the Eric Williams Financial Complex, also known as Eric Williams Plaza.
