💯 Podcasts in 💯 Days, Day 59 Loan Officer Leadership Podcast - 316 - The Unexpected Benefits of the Annual Mortgage Review In this episode, hosts Steve Kyles and Sarah Hernandez Cox discuss the many benefits a Loan Officer can gain by conducting Annual Mortgage Reviews with their past borrowers. Here are a few of my takeaways: 1. First, they start off with a few stats from Sarah's AMRs. 18% of those that she has talked to have moved into the "Refinance Ready" pipeline. In one week, she scheduled 23 AMRs and 18 showed. 2. They took a good idea, and have started the process of building out a scalable process. 3. Discovering unexpected benefits of the AMR conversation. They are forcing accountability on themselves by telling the client that they are going to call them every year to go through these. 4. First person they call to is a past client, and, after their review, they tell them that they can not only perform a review for them, but for anyone they know that has a mortgage. In fact, 25% of the people Sarah has met with gave a referral. 5. Do you want to buy leads or do you want a warm leads that closes on a 1 to 4 ratio? 6. Second person to contact is the agent that helped the client into the home. It shows partnership with the agent, it shows a dedication to their business, and it presents a great opportunity to ask for more business from the agent. 7. Steve shares that these have been the highest converting calls he has made in his career. 8. Want to be an authority in the mortgage business? Don't ask for business, instead, show someone what you did to get the business you got and how that helps them achieve their goal. 9. "You're not better, you're different." That is what really sets you apart. Have the numbers that show results when you are speaking with an agent. 10. Confidence comes in reps. Take action. 11. Call the Listing Agent to let them know that you have done a AMR for a previous buyer. 12. "Have you heard about what we have been doing with AMRs?" Great opening line to an agent to start a conversation. 13. Why is it important for salespeople to avoid giving out critical information, such as rates or fees, before understanding the client's specific needs and situation? Avoid the urge to instantly prescribe a solution to every prospect before understanding their unique needs and circumstances. Doing so can lead to a lack of trust and a bait-and-switch perception.
