𝑸𝒖𝒂𝒏𝒕𝒊𝒕𝒚 𝑻𝒂𝒌𝒆𝒐𝒇𝒇 𝒗𝒔 𝑴𝒂𝒕𝒆𝒓𝒊𝒂𝒍 𝑻𝒂𝒌𝒆𝒐𝒇𝒇 There are two types of takeoffs in construction: quantity takeoff and material takeoff 𝑸𝒖𝒂𝒏𝒕𝒊𝒕𝒚 𝑻𝒂𝒌𝒆𝒐𝒇𝒇 Quantity takeoffs focus on counting the number of items needed. These are commonly used by contractors in trades like MEP (Mechanical, Electrical, and Plumbing), but most trades use them to some extent. Quantity takeoffs are used for items such as: • Switches and outlets • Light fixtures • Doors • Windows 𝑴𝒂𝒕𝒆𝒓𝒊𝒂𝒍 𝑻𝒂𝒌𝒆𝒐𝒇𝒇 Material takeoffs involve measurements and calculations to determine the amount of material needed. This is done by measuring dimensions like linear feet, square feet, or cubic feet, and then applying formulas to convert these measurements into quantities of materials. Examples include: • Linear feet for installing baseboards, trim, or running cables • Square feet for installing drywall or flooring • Cubic feet or yards for pouring concrete or laying asphalt 𝑲𝒆𝒚 𝑫𝒊𝒇𝒇𝒆𝒓𝒆𝒏𝒄𝒆𝒔 • 𝑸𝒖𝒂𝒏𝒕𝒊𝒕𝒚 𝑻𝒂𝒌𝒆𝒐𝒇𝒇: Provides a count of items needed. • 𝑴𝒂𝒕𝒆𝒓𝒊𝒂𝒍 𝑻𝒂𝒌𝒆𝒐𝒇𝒇: Involves measurements to calculate material quantities. For instance, if you need to install 200 feet of baseboards, you measure the length and calculate how many pieces you need based on the length of each piece sold. 𝗘𝗽𝟰: 𝗪𝗵𝗮𝘁 𝗶𝘀 𝗮 #𝗰𝗼𝗻𝘀𝘁𝗿𝘂𝗰𝘁𝗶𝗼𝗻 𝗝𝗼𝗯 𝗖𝗼𝘀𝘁 𝗖𝗼𝗱𝗲? 𝗕𝘆: 𝗣𝗲𝗿𝗿𝘆 𝗥𝗲𝗶𝘁𝗲𝗿 ©𝟮𝟬𝟮𝟰 For #contractors that self-perform 50% to 100% of the work. #generalcontractor ‘s typically follow Specification’s Divisions & Sub-Division type of format for a Standardized Job Cost Code. This applies to General Contractor’s or #constructionmanagement contractors that subcontracts out 80% or more of the work. However, within the spec sections where contractors self-perform work, many will deviate from the traditional specification numbering scheme. Self-performing specialty contractors need more detail. Any numbering scheme you can manage, can be used for a Job Cost Code Number. Don’t get me wrong, you can use specification Division & Sub-Division numbers, but it begs the question, “WHERE” did we lose or make money. If you use the spec numbering for construction Job Cost Codes, that would lead you to Sub-Divisions like 3100 for Formwork, or 3200 for Reinforcing, or 3300 for Cast in Place #concrete. So, when money is lost, or made, the question always is WHERE. For example, when money is lost in 3300 CIP Concrete, the question is WHERE. Was it in the strip footings or Slab or Square columns or Walls or beams or where? If you stay with these Job Cost Codes that CAN NOT address the WHERE question, immediately it begs the NEXT question, WHY? These Job Cost Codes are too GENERIC without identifying where problems lie. Since you only focus on specific areas of construction, the numbering can be whatever you want, & what is manageable. Long-term activities can be as short as a ½ day to days to weeks to months. Applies to #commercial or #industrial projects that are $5million & higher. Craft labor often performs labor 1 𝗮𝗰𝘁𝗶𝘃𝗶𝘁𝘆 𝘁𝗮𝘀𝗸/day sometimes 2 𝗮𝗰𝘁𝗶𝘃𝗶𝘁𝘆 𝘁𝗮𝘀𝗸/day, & almost never 3 𝗮𝗰𝘁𝗶𝘃𝗶𝘁𝘆 𝘁𝗮𝘀𝗸/day. 𝗮𝗰𝘁𝗶𝘃𝗶𝘁𝘆 𝘁𝗮𝘀𝗸=𝗮𝘀𝘀𝗲𝗺𝗯𝗹𝗶𝗲𝘀 in Concrete. Ex: Strip Footings. Assign each labor person or crew to the construction assembly Job Cost Code called 𝟯𝟯𝟬𝟮 𝗦𝗧𝗥𝗜𝗣 𝗙𝗢𝗢𝗧𝗜𝗡𝗚𝗦 of any size. Formwork goes to STRIP FOOTIINGS Rebar & Accessories goes to STRIP FOOTIINGS Concrete goes to STRIP FOOTIINGS Get my idea? REAL EASY!!! Detail of each strip footing size is contained in the actual estimate that was produced by the estimator. The “Piece de Resistance” is that ACTUAL Job Cost Reporting from #accounting would then be able to send this sort of data back to estimating to better hone in with Actual cost vs Estimated Cost, & essentially, #projectmanagement become much more competitive in bidding &/or design build projects. Gives you the ability to answer the “WHERE” meaning Activity Task Assembly, & possibly why money was lost or made for that activity. Excellent estimating systems, like Sage Estimating, estimate by ASSEMBLY. Next talk is about using actual Job Cost historicals & design controls to go to contract on #designbuild .
