Ventura County market update 10-9-24 The real estate market remains competitive and buyer demand is still strong. First time home buyers are still feeling the pinch while move up buyers and investors remain the most active.  Inventory is up approximately 14% compared to last year and the average sales price in Ventura County is up about 7.2% year-over-year. Even though inventory is up the supply continues to support home prices We currently have 1043 active homes in ventura county with 689 homes under contract and in escrow, showing us a balanced market.  As we enter fall you can expect a seasonal slowdown just like any other year. Typically this time of year listings start to fall off because home sellers don't want to deal with buyer traffic through their home during the holidays.  The listings that are on the market are usually with very motivated home sellers. Ventura County market update 9-25-24 Let’s talk prices. Right now, Ventura County’s median home price is sitting around $750,000 up 2.7% from this time last year. Buyers have still been active, and that’s keeping values steady—particularly in high-demand neighborhoods. Inventory is still low. We’re seeing a bit more inventory hit the market, but let’s be clear—it’s still a seller’s market in many parts of the county, which means if you’re a buyer, you need to move quickly when you find the right home. Homes are averaging 42 days on market, but those priced right are flying off the shelves even faster. What about interest rates? Well, we’re seeing rates hover around 6% and while that may feel higher than what we were used to during the pandemic boom, buyers are adjusting. I have seen some finance programs in the mid 5s … So, if you’ve been on the fence about buying, now’s the time to talk strategy because as rates continue to drop the competition for that perfect ome will increase Hot tip for you sellers If you’re thinking of selling, strategic pricing is key.
