Historic Richmond and SFCD are partnering for a 7th year to host the awards program to recognize professionals and community members improving our neighborhoods through restoration, adaptive reuse, new construction, placemaking, and historic preservation. Categories include: 1. Best Restoration: Includes restoration by a homeowner, contractor, or developer. Includes historic tax credit projects. 2. Best Adaptive Reuse: Includes projects that were rehabilitated for a new use, multi-family residential and historic tax credit projects welcome. 3. Had an excellent time at The Real Estate Council of Greater Fort Worth 2024 Commercial Real Estate Forecast this morning. Each panel did a fantastic job articulating the Current vs. Future State of each asset class throughout DFW. From a Risk Management standpoint, a couple questions I think leaders should contemplate are: Does my Property & Casualty program align with my aggregate strategy heading into 2024? - In response to current market conditions, key players are considering diversifying asset classes within their portfolios. Whether it be via acquisition or adaptive reuse, have you considered how your liability exposures will evolve as a result? On the Development side, how are my Builders' Risk policies taking elongated lead times and fluctuating construction costs into account? - Although budgets are tightening in response to market conditions, Property/Builders' Risk rates continue to rise. Are you adjusting your approach to the market, or sticking with the status quo? If it's the latter, you're losing money in one way or another. One thing is certain: DFW's CRE market is going to continue to grow and evolve. Work with your P&C Broker to ensure your approach to addressing your exposures does too.

What is a HMO? A house in multiple occupation - any three people that share a house with people that aren’t family is classed as a hmo. A hmo is only licenable when there are 5 bedroons or tenants. A lot of people will try and stay under this and go for a 4 bedroom property to avoid applying for the license and then having to follow the licensing guidelines. We don’t recommend this - Your 4 bedroom property will still need to comply with fire regulations and it isn’t much more work to make it comply from a 4 bedroom to a 5 bedroom. Having this 5th bedroom will make a huge difference in your return on investment. The regulations are also a good thing, if you comply to the licensing requirements it means your property will be safer and better across the board. Don’t try and cut corners.

Things to consider when setting up an HMO When creating your HMO, you need to consider what a tenant will be looking for and how they are going to live in the property. When you look at a normal rental property for a family or similar you tend to think about how the family will share the space. But in the case of an HMO, you need to think about the practicalities of strangers coexisting in a shared space.
Stadium update: Mayor Donna Deegan, lead negotiator Mike Weinstein, and Jacksonville Jaguars President Mark Lamping jointly presented a landmark stadium renovation agreement at the Jacksonville City Council meeting on Tuesday, May 14. All parties are pleased to have reached agreement on the framework of a deal that protects the taxpayers, benefits the entire community, and secures the Jaguars’ presence in Jacksonville for decades to come. Estimates suggest the economic impact of the renovated stadium to the Jacksonville community throughout the Jaguars’ 30-year lease will total $26 billion, with an estimated $2.4 billion in one-time economic impact during construction. This $1.4 billion deal compares favorably to other NFL markets. It is also the largest public infrastructure investment in Jacksonville history, and the largest private investment in the history of downtown Jacksonville.
