The total supply of modern industrial premises in the 1st quarter of 2024 reached 11.87 million square meters. The demand for industrial premises slowed down, the gross realized demand reached only 160,400 square meters. At the end of the first quarter, almost 0.92 million square meters of industrial space was under construction in the Czech Republic. The vacancy rate increased by 28 basis points from the previous quarter to 2.0%. Short update from EXPO REAL (Messe München), Europe’s largest real estate gathering: The German real estate sector faces challenges due to high interest rates, which have cooled demand and slowed price growth. Supply shortages persist, as high construction costs and supply chain disruptions limit new developments. Regulatory pressures, including rent energy efficiency requirements, are also impacting investor confidence and market dynamics. The Hungarian real estate market faces similar challenges, but many investors identify the country's political risk as an additional difficulty. In the five years since I arrived in Poland, I have been taken aback by the rapid advancement of the Polish economy. When asked if life in Poland was expensive, I used to casually reply, "oh, just divide everything by two." That time is over. While walking through the city centers of Dieppe, Le Tréport, and Mers-les-Bains in Normandy a week ago, I was struck by the number of buildings in need of renovation (a sight I have become unaccustomed to in Poland), that is, one in two (old electrical installations, single glazing, etc). Looking at the construction dates: 1857, 1904, ... All this requires huge investments. Even when renovated, the outdated building materials mean that these buildings remain unheatable and damp.
