➡ Can modular homes solve the housing crisis? ❌ NO! Well, at least not yet, and probably not for some time. I love what's possible with modular construction, but I'm consistently frustrated by the huge gap that exists between the "start-up" mentality that's driving the off-site construction and the reality of building. 👉 Three reasons why modular is currently doomed to fail: 1️⃣ Venture capital can pour billions of dollars into amazing modular technology, but when a city or municipality doesn't approve the project as planned it's useless. 2️⃣ Many modular manufacturers promote a higher quality product BUT at a significantly higher price. I've talked to many that will build a great house at $300 price per square foot, and this doesn't include land acquisition, site-work, and more. This will never work for development. It's way too expensive! 3️⃣ Even in the best-case scenario there is integration required with local sub-contractors that may, or may not, want to take on the job that's been half done in a factory. This can make your project a real headache to finish and you can pay more for less work just to get subs to come do it. I belive as real estate operators, investors, architects and designers we're the only ones who can drive real change to these problems if we work collaboratively with modular manufacturers. Panattoni Development Co. and Crow Holdings Capital have secured $253 million in construction financing for three industrial buildings in their FRED310 development in Frederickson. These buildings, totaling 2.2 million square feet, are part of a larger industrial park that could eventually reach 4 million square feet across seven buildings. Building E, covering 780,000 square feet, has already been pre-leased to Harbor Freight, while the other two, Building G (611,000 square feet) and Building D (750,000 square feet), are speculative. The financing was provided by PCCP LLC, a real estate finance and investment management firm. Frederickson's strategic location in Pierce County makes it a prime spot for large distribution centers, addressing high demand from occupiers. 🏗 Unlocking stalled sites - opportunity knocks? 🏗 Rachel Reeves MP in her recent speech has decided to create a new taskforce to “accelerate stalled housing sites”. “Unlocking stalled sites” is one of our key areas of focus at Spawforths. It is widely recognised that the planning system is facing fundamental resource and process challenges but also that it has become highly politicised. All political parties however see the benefits of focussing upon the delivery of sites that have already been identified for development. In Spawforths' view, these sites have the best chance in the short term of navigating the current choppy waters of the planning system. Many of these sites, however, have stalled. They could be stalled Local Plan allocations; ‘safeguarded land’ that is reserved for development in the longer term; or ‘unallocated’ sites within an urban area. Our focus is upon why they have not come forward and how we can unlock their potential to deliver much needed homes, industry or commercial space? Our dedicated site search team is adept at unearthing these opportunities and our inhouse planning, masterplanning and architectural teams can get to the heart of why they are ‘stalled’ and how we can take a more lateral approach to unlocking them. We will be setting out in a series of posts, how these ‘stalled sites’ can form part of a wider development solution; how they fit within a 5 year housing land supply approach; some leading examples and approaches; what are the keys to the door. 

According to a recent CommercialEdge report, Philadelphia continues to be one of the most popular locations for industrial developers in the Northeast, with the city accounting for the largest under construction pipeline as of August— 16.8 million square feet or 3.9 percent of the current inventory.
