Our Washington office recently helped refurbish the mechanical and controls systems in the McKinney Center building. Owned by the Central District Community Preservation and Development Authority, the building was in rough shape after years of neglect. We worked on boilers, VFD, AHUs, and updated the building controls to help make the facility functional and comfortable for the CDCPDA to move in and being their important work for the Seattle community. This building is proof that you don't have to tear down and rebuild from the ground up. *Attention Virginia Builders* *Virginia Senate Bill 195* The Virginia Board of Housing and Community Development is in the midst of forming a stakeholder advisory group which will include fire code officials, licensed building professionals and other building safety experts to evaluate and recommend revisions to the Uniform Statewide Building Code to permit Group R-2 occupancies to be served by a single exit, provided that the building has not more than six stories above grade plane. The bill requires the stakeholder advisory group to submit its findings and recommendations to the Board and to the Chairmen of the House Committee on General Laws and the Senate Committee on General Laws and Technology no later than December 1, 2024. "I strongly encourage the Hampton Road building construction community to get involved and speak up on behalf of the building safety professionals that have worked tirelessly for many years to provide us with the most comprehensive building and fire safety codes and regulations. The importance of having a second means of egress in R-2 occupancies is so important to have in the event of a fire to give occupants an alternative means of egress. The group lobbying for this change stated that the second means of egress will be when the fire department shows up with a ladder truck. For those individuals with limited mobility that could prove fatal. The group lobbying for this change has also failed to think through the importance of having a second means of egress in the unfortunate event of an active shooter situation to give building occupants a second means of exit. Again, I strongly encourage the Hampton Road Building Construction industry to get involved, look at the facts and speak up to keep Virginia Multi-Family housing as safe as possible. Peace River, AB – The Town of Peace River is thrilled to announce the purchase of a new Town Hall building, marking a significant step toward enhancing the accessibility, fiscal efficiency, and overall functionality of our municipal services. Our beloved clocktower Town Hall, originally a provincial building and bank, has served as the heart of Peace River's local government for 50 years. However, its design and infrastructure have increasingly fallen short of meeting municipal needs. Key concerns include a complete lack of accessibility for differently abled residents; insufficient room to interact with and serve the public; and inadequate space to function as a proper Emergency Coordination Centre, which is vital given our region's frequent forest fires and evacuation situations. Rather than continuing to invest in costly renovations over the coming years to bring the old building up to standard, the decision to purchase a new facility represents a proactive and fiscally prudent choice. This investment ensures that our town's resources are used efficiently and effectively, securing the best possible outcome for the long-term future of Peace River. In seeking a new building, we made a commitment to remain centrally located for ease of accessibility. The new building, located on Main Street just a block north from our current location, was originally built for the provincial government and is set up to suit the needs of our community far better than our current one. The new Town Hall will be fully accessible, ensuring that all residents, regardless of their mobility needs, can engage with their local government. As it stands, residents in wheelchairs cannot even attend Council meetings in person. Importantly, the new building will be able to serve as a robust Emergency Coordination Centre, better preparing us to respond swiftly and effectively to any crises that arise. This capacity is crucial for our community given the increasing demand for coordinated responses to regional emergencies. The new Town Hall represents a critical investment in the future of Peace River, ensuring that our town has the capacity and infrastructure to serve our citizens effectively, both now and in the years to come. The Town took possession of the new building July 31, 2024. The purchase price was $1.05 million and the building is located at 9715 100 ST. Plans to move in are tentatively scheduled for early 2025. The National Association of State Fire Marshals (NASFM) has been made aware of efforts in some local and state jurisdictions where consideration is allowing a single means of egress in multifamily buildings that are currently required by code to be provided with more than one means of egress. NASFM is very concerned that allowing multifamily structures to be constructed with certain exemptions or modifications contrary to decades of research and investigation validating the need for multiple exits will jeopardize safety. More concerning is legislating and reducing known critical life saving features by circumventing the national code development consensus process. The national code development process provides for equal, non-biased dialogue between all stakeholders to find consensus. Bypassing the code development process jeopardizes life safety of the public, building occupants and first responders.
