CHICAGO ADU SUPPORT - Accessory Dwelling Units play a pivotal role in addressing housing shortages, fostering community diversity, and promoting sustainable growth in Chicago. Unfortunately, many promising projects have not proceeded, including at least 60 addresses recorded from our company alone within the past 2 years. These dozens of properties and including at least 1 project a week in 2024, all have been nonstarters because the ADU pilot areas did not include their locations, aldermanic zoning restrictions, or prohibitive costs associated with rezoning. As we navigate these challenges, it’s crucial for City of Chicago policymakers and community leaders to recognize the importance of ADUs and work towards streamlining the entire Zoning and permit process. Together, let’s advocate and create real-time solutions for sensible zoning reforms and empower our residents to unlock the transformative potential of ADUs. Our city’s future success depends on it. An intriguing article on ADUs as part of the multi-pronged solution to the housing shortage. Here in Middleton (WI), a revamp of the zoning ordinance has provided some very progressive guidance on ADUs - including the potential use of "modular" units (such as have become very popular in Europe, Canada, and on the US coasts). This is a much-welcomed and complementary aspect to the rampant construction of high-end apartments (which are not often that affordable and now commonly require a 50% income threshold as opposed to the historic HUD 30% rule...). The notion of linking financing mechanisms, as well as reducing regulatory burdens (i.e., not quite sure how City Building Inspectors are going to embrace these units), holds promise. The point is that this issue isn't just reserved to Boston and other major cities. I'd love to hear from others who have taken on new approaches to this issue (e.g., municipally-funded land banks and ADUs/smaller units as a means of underwriting land development costs, etc.). Late last month, the Morristown Zoning Board unanimously approved a back-of-house expansion to the 87-year-old Mayo Performing Arts Center in the Town of Morristown. 🎭 The plan calls for a 31,000 SF five-story addition and a bi-level parking garage. While the historic façade along South Street will be unchanged, #MPAC will now extend from South Street to King Place. We also want to note that most of the back-of-house addition will be dedicated to their #artseducation program, currently located in the buildings being replaced by the expansion. So not only will this expansion add to #Morristown’s historic charm and contribute to its economic vitality, but will also inspire local artists of the future. 🎨👨🎨 Cultural institutions like #MayoPAC are a vital economic engine for downtowns across the State, and particularly in Morristown, not only driving foot traffic to surrounding businesses, but driving the community's economic health. 🛍 In their most recent annual report, the Center stated that the nonprofit arts center generated more than $15 million in revenue for local businesses in the 2022/23 season. 💰 That's no chump change. Since the last First & Grandview Open House in June, our planning team has been hard at work, reviewing your feedback on the Vision Statement and Guiding Principles, Planning Framework, and Streetscape Studies.   We are excited to invite you to our third Open House, on Thursday, August 22nd, 5:00 pm-7:00 pm at 1515 Goodale Blvd.   At this Open House, we will review studies focused on Community Life: Spaces, Places, and Parking. From Culdesac Tempe to Mesa to Tucson, Opticos' breadth of housing and zoning reform projects in Arizona have laid the groundwork for housing innovation and walkable communities in the state. Even more opportunities abound through recent legislation. Gov. Katie Hobbs signed 2 bi-partisan bills to enable developers to build Missing Middle Housing and ADUs without the usual zoning hurdles in cities with over 75,000 residents. House Bill 2721, known as the "middle housing bill," mandates cities to adjust zoning rules, making it easier to build duplexes, triplexes, fourplexes, and townhomes near downtown areas within a mile of their central business districts. House Bill 2720 requires that ADUs or casitas can be built on lots with single-family homes, without design restrictions or additional parking required. #ZoningReform #MissingMiddleHousing #FormBasedZoning https://lnkd.in/gCNaFvYw
