Residential real estate is acting as it generally does - a lower beta property type. The downs are limited by the inherent/chronic shortage of housing where it is needed. Ironically, for multifamily today, underwriting the next 2 years is the hard part (and where the bid/ask disconnet comes from), underwriting the next 10 is pretty easy.
