CBRE Finland Industrial & Logistics Figures Q1 2024 report has been released. I&L was the largest sector in Finland in the first quarter with 27% share of total investment. Cross-border capital was again active and 77% of total were from international investors, while Helsinki Metropolitan Area landed over 60% of total I&L investment. The pricing sentiment has become clearer in the I&L market, and the yield movement has stabilized during the first quarter. The logistics occupier market has experienced softening due to weakened economic conditions and the availability of larger logistics properties has increased in the first quarter, primarily due to new development. Location preferences for logistics assets in Germany are a result of two major factors, explains Thomas Karmann, Global Head of Logistics at AXA Investment Managers Real Assets, during an exclusive interview at Deutsche GRI 2024. Firstly the availability of labour, and secondly transportation costs, which are a direct function of energy costs. 🔹 There has been a reduction in central big box warehouses which serve large areas, Thomas describes. This style may incur lower costs to operate, but incurs substantially more transport costs as a result. Considering transportation costs are around four times more impacting on the total supply chain than the cost of real estate rent, the big box model is increasingly unattractive. Take-up of industrial and logistics space across Europe fell 24% to 28.8m sq m in 2023, reveals Savills’ latest European Logistics Outlook. The company said take-up last year was still 9% above the five-year pre-pandemic average, with the annual figure boosted by 8.1m sq m of space transacting in Q4 – although this was down 7% on Q4 2022.

Logistics Shares of Total Investment   Diving deeper, in the first quarter of this year, the industrial and logistics sectors accounted for 27% of total investment. Partners Group, acting on behalf of its clients, has launched a new joint venture to invest in and develop a portfolio of five modern and sustainable last mile and big box logistics facilities in Northern Italy totaling c. 100,000 sqm. The Portfolio is located across the Veneto supply chain corridor which connects Italy, France, Portugal, and Spain to key manufactory and logistics hubs in Central & Eastern Europe and the Baltics. The Portfolio will integrate strong ESG credentials, targeting LEED Gold certification.   Marco Denari, Member of Management Private Real Estate, and Federica Bajeli, Member of Management Private Real Estate Asset Management, Partners Group, said: "We have been tracking the last-mile and big box logistics sectors in Europe for several years as part of our thematic research, with a strong focus on key occupier hubs. Real estate advisory firms and the Polish Investment and Trade Agency (PAIH) expect Poland to relocate substantial manufacturing operations from Asia. Many nearshoring projects have already been launched, but such processes are time-consuming and require complex preparations. Due to the changing geopolitical environment and the need to ensure fast and efficient deliveries, businesses look at several key factors when choosing sites for new factories and warehouses. Location, access to main transport corridors and intermodality are among the top selection criteria.
