The September RICS Residential Market Survey has been released overnight. It shows a further modest improvement in overall sentiment with buyer enquiries in positive territory for the third successive month and the headline price series rising from a net balance reading of 0 to +11. Significantly, the new instructions metric (capturing existing stock coming back to the market) continues to increase as it has now down so in nine out of the last ten months. This looks, in part, to reflect some sales by landlords in the buy to let market. Justin Sullivan, the President Elect of the Royal Institution of Chartered Surveyors (RICS) and a pre-eminent expert in various dispute arenas, will bring a wealth of experience to the panel at Ridgemont’s Adjudication Conference next month. Justin is the CEO of Adair Ltd, a leading project management and surveying business founded in 1994. He is a Chartered Quantity Surveyor with over 35 years’ experience in construction; a Member of the Royal Institute of Chartered Surveying (RICS) International Governing Council, and past General Secretary for the European Committee of Construction Economists (CEEC). He has also previously been a Member on the Board of Directors for the Considerate Constructors Scheme (CCS) professionals. The latest RICS Residential Market has just been released and it does appear to have a somewhat more positive tone at least as far as the sales market is concerned. This might partly reflect the focus of the new government on boosting housing development alongside the recent quarter point base rate cut. Inevitably, significant challenges lie ahead in delivering on the ambitions around planning reform and it far from clear that the Bank of England will follow the August move with further easing over the coming months but, even so, the policy mix is becoming more supportive for the sector. But the difficulties in the lettings market remain as intense as ever with little prospect of any relief in sight. Demand is continuing to run ahead of supply with a large number of respondents to the RICS survey noting that landlords are looking to reduce holdings in the face of an increasing hostile environment for investment in the sector.   https://lnkd.in/eZt785uZ
